MINUTES OF THE MONDAY,JUNE 6,2005 PLANNING AND ZONING COMMISSION SPECIAL
MEETING.
Vice Chairman Hoifeldt called the June 6,2005 special meeting ofthe Planning and Zoning Commission
to order at 6:03 p.m.
Roll Call.Vice Chairman Hoifeldt asked for a roll call and the following Commissioners were present:
Korpanty,Mook,Schmidt,Wilson.Absent:Krantz.Council Representative:Mertz.Chairman Steele
arrived at 6:06 p.m.
Agenda Approval.Motion by Commissioner Schmidt,seconded Commissioner Wilson,to "Approve the
Agenda for June 6,2005."Ayes:Korpanty,Mook,Schmidt,Wilson,Hoifeldt.Nays:None.Motion
carried.
Approve the Site Plan Modifications to Warrior Plaza Phase III.Mike Simonson of Simonson &
Associates presented the site plan modifications.He explained that the parapet wall would be 3 Yz to 4
feet from the Fareway Store,and that a second mansard would be added.He then stated that the rooftop
HV AC units would be screened from the rear view by U-shaped screens that would be the same as the
existing "picket fence"screening already used on Phases I and II,but that a solid cap would be added to
the top of the screen for stability and aesthetics.The screens will be painted beige as suggested by P&Z
and City Council.The Fareway Store roof will still be reinforced from the outside to handle any snow
loading issue.The Commission discussed awning locations and reminded Mr.Simonson that awnings
must be added along any portion of the northern elevation that does not have a covered walkway.
Commissioner Korpanty requested that all future projects have consistent HV AC screening.Motion by
Commissioner Schmidt,seconded by Commissioner Korpanty,to "Approve the Site Plan Modifications
to Warrior Plaza Phase III,provided updated snow load calculations be made and provided to the City and
Fareway Stores,and that the City receive in writing Fareway's agreement with the numbers as
recalculated prior to any Certificate of Occupancy being issued for Warrior Plaza Phase III."Ayes:
Hoifeldt,Korpanty,Mook,Schmidt,Wilson,Steele.Nays:None.Motion carried.
New Business.The Commission briefly discussed the as-built and revised elevation drawings of
Williams Pointe Condominiums.
Adjonrnment.Motion by Commissioner Schmidt,seconded by Commissioner Wilson,to adjourn at
6:26 p.m.Ayes:Hoifeldt,Korpanty,Mook,Schmidt,Wilson,Steele.Nays:None.Motion carried.
