MINUTES OF THE TUESDAY JUNE 10,2003 PLANNING AND ZONING COMMISSION
MEETING.
Chairman Steele called the June 10,2003 meetiug of the Planning &Zoning Commission to order at
7:03p.m.
Roll c..Il.Chairman Steele asked for a roll call and the following Commissioners were present:
Hoifeldt,Korpanty,Krantz (7:10 pm),Schmidt,White,Willits,Steele.Absent:None.Council
Representative:Watts.
Agenda Approval.Chairman Steele asked if there were any changes to the agenda.Staff requested
that Item #4 and Item #5 be switched.Motion by Commissioner Willits,seconded by Commissioner
Schmidt,to "Approve the Agenda for June 10,2003 with Agenda Item #4 and Agenda Item #5 in
reverse order."Ayes:Hoifeldt,Korpanty,Krantz,Schmidt,White,Willits,Steele.Nays:None.
Motion carried.
Approval of May 27,2003 Meeting Minutes.Chairman Steele asked if there were any changes to
the May 27,2003 minutes.None.Motion by Commissioner White,seconded by Commissioner
Korpanty,to "Adopt the May 27,2003 Meeting Minutes."Ayes:Hoifeldt,Korpanty,Krantz,Schmidt,
White,Willits,Steele.Nays:None.Motion carried.
Approve the Preliminary Plat for Westgate Plats 5,6,and 7.Tom Wittman with Civil
Engineering Consultants presented the Preliminary Plat for Westgate Plats 5,6,and 7.All Veenstra &
Kinrm and Staff comments have been addressed.Motion by Commissioner Schmidt,seconded by
Commissioner Willits to "Approve the Preliminary Plat for Westgate Plats 5,6,and 7."Ayes:
Schmidt,Willits,Korpanty,White,Steele,Hoifeldt,and Krantz.Nays:None.Motion carried.
Approve the Site Plan for Big 0 Tires.Mike Green from Pingel and Templer presented the Site Plan
for Big 0 Tires.Staff would like to see a less box style building with a single pitch roof and perhaps a
more pleasing color to blend in with the character of surrounding buildings in that area.The developer
feels that they have met the standards as written in the Site Plan Ordinance.Staff feels this style of
building may be more appropriate in another area of town,but not along the primary corridor through
the City of Waukee.The developer agreed to add a berm to the south along Highway 6 and along the
east lot line,as well as add an ingress/egress easement north of the drive shown on the plan to allow a
shared entrance for the property to the north if it becomes necessary.Motion by Commissioner
Schmidt,seconded by Commissioner Korpanty,to "Table the Site Plan for Big 0 Tires until the staff
and developer work out the exterior elevations of the building."Ayes:Hoifeldt,Korpanty,Krantz,
Schmidt,White,Willits,Steele.Nays:None.Motion carried.
Approve the Ordinance Change §304.5(M)-Site Plan Ordinance.Motion by Commissioner
Schmidt,seconded by Commissioner Willits,to "Approve the Ordinance Change §304.5(M)-Site
Plan Ordinance."Ayes:Hoifeldt,Korpanty,Krantz,Schmidt,White,Willits,Steele.Nays:None.
Motion carried.
New Business.The Planning and Zoning Commission would like to get together with the City
Council to discuss site plans and platting submittals to be sure they are both looking for the same
information from the builders and developers.

Adjournment.Motion by Connnissioner Krantz,seconded by Connnissioner Willits,to adjourn at
8:45 p.m.Ayes:Hoifeldt,Korpanty,Krantz,Sclunidt,White,Willits,Steele.Nays:None.Motion
carried.Meeting adjourned.
