The Waukee Planning &Zoning Commission was called to order on
Tuesday,April 28,1992 at 7:32 P.M.by Chairman Pro-Tern Lloyd
Royer.Dianna Van Zee was present and taking minutes.
Roll was taken and the following members were present:Christiansen,
Steele,Applegate,Royer,Korpanty,Foster
Absent:Casey
Guests:David Yates,John Kursitis,Mark Gruber,Ted Oswald
Motioned by Foster,second by Applegate to approve the minutes of
March 24,1992 with the correction of the following sentence to
read:Then when the site plan is done it would be brought back to
P&Z for approval.(Changing the word plant to plan).Motion
carried 6 to O.
First item of business was Doc's Orchard Estates plat approval.
This area lies West of Hunter Hallow,the Northwest corner of
Everglade and backs up with but not attaching to Sugar Creek
development.There will be a private drive and they will need to
talk with the county regarding this.David Yates presented the final
plat of Doc's Orchard Estates for final approval.
Lloyd Royer discussed it becoming part of Waukee,would like to see
park or bike path.Cannot require this because they are not in the
City.If annexed they would not be able to require it at that time.
Foster motioned,Applegate second accepted the final plat of Doc's
Orchard Estate with the wording of the easement like was in the
working of the Lauterbach easement wording.Motion carried 6 to O.
Ted Oswald presented a petition for re-zoning of low income senior
citizen housing project for Eric Sheldahl.They have the signature
of landowners but not of the homeowners.They have not talked to
people other then those who surround the property.It will be
consisting of 24 units.Four units per building.One has three
and one community center units.They would like to re-zone from
C-l to R-3.
Foster wants to know why they chose the Southeast strip of land
versus the Southwest corner and what is the consensus of the
homeowners to having this put there.
The commissions wants to have these units but they would like to
have a few questions answered first.Royer would like them to come
back next month when they have some answers to these questions.
John Kursitis discussed the comprehensive plan.Eric Korpanty
talked about some questions he had regarding policies.
John showed the Planning &Zoning proposed map.
Applegate motioned to draft a letter to the council regarding a
28E agreement about SUb-division and platting procedure within a
2 mile limit.Motion carried 6 to O.
Next meeting May 26,1992.

The special meeting of the Planning &Zoning Commission was
called order at 6:45 P.M.on Monday,May 18,1992 by Chairman
Mark Casey.
A roll call was taken and the following members were present:
Applegate,Christianson,Casey and Steele.Absent:Korpanty,
Royer,Foster.
Moved by Applegate,second by Christianson,to recommend
acceptance of Eric Sheldahl's proposal.Motioned carried 4 to 0.
Meeting adjourned at 7:00 P.M.
