The Waukee Planning &Zoning Commission met in regular session
on May 24,1988.The meeting ,JaS called to order by Chairman
Foster at 7:35 p.m.
A roll call of members present:Borchers,Heskett,Foster,and
Mertes.Absent:Johnson,Casey and Pierce.
New Commission member,Steve Pierce,was
Council at their meeting of May 9,1988.

Guests:Roger Buffington,Hark Gruber,JiJTlTyler,Kirk Tyler,
and Ned Bro,vn,representing Atlantic Bottling Co,Jesse Lewis
and Trudy Clayton for Clayton Commercial,Rick Ross and LaMar
Koethe.
Motion was made by Borchers and seconded by Mertes,to anprove
March 1st and April 19 minutes.Hotion carried.
Roger Buffington presented a letter in regard to his review of
the site plan for'Atlantic Bottling Co.The renresentatives
agreed to correct the requireJTlents on the plans'and present them
to Buffington for further study.Planning &Zoning will then
meet with them at a later date.
Buffington presented his review of the Clayton Commercial site
plan.The comments were duly noted and discussed,especially
in regard to the utilities and the access drive.Voice note
was made that the P &Z is basically in agreeJTlentwith their
concept as presented.
LaMar Koethe visited with the Commission above develoPJTlentof
his property of the west side of East St.,north of the railroad
tracks.He would like to request a rezoning of about 20 acres
from R-2 to C-I or C-2.Buffington related to hiJTlthat for
sanitary sewer to reach and serve the area,there would be needs
for a lift station.Koethe will visit the P &Z again when he
has some definite plans drawn up.

Rick Ross wanted to visit with P &Z about his setting up a

potential business district,C-2,on land east of Ashworth and
north of University.Buffington again talked about a sewer
system to serve the area.Ross wanted P &Z to consider
rezoning the area to C-2.
A special meeting is scheduled for May 31 at 7:30 n.m.for
Atlantic Bottling Co.
The next regular meeting will be June 21st.

A special meeting of Waukee Planning &Zoning was opened by Chairman
Foster at 7:33 p.m.
Roll call of members present:Casey,Foster,Pierce,Heskett and
Mertes.Absent:Johnson and Borchers.
Guests:Gary Smith,Glen Norgaart,Bob Lowe,Terry Howard,Frank
Hoifeldt,Roger Buffington and Brian Redshaw.
Gary Smith presented his revised site plan for his property at 4th
and Laurel.Roger Buffington presented his summary of comments on
the plan.Discussion was held,especially about the results of the
survey done which found an excess of property between 4th and 6th
Streets and from Laurel to Highway 6.
Pierce moved to have the Gary Smith preliminary site plan approved
with further documentation on south on 4th Street properties from
the railroad right-of-way relative to Laurel St,second by Casey.
Motion carried..
Noted here that Gary Smith will put some shrubs in for screening
along the west side of his property behind the parking area.
Glen Norgaart presented the preliminary site plan for Casey's
General Store.Engineer Buffington presented his summary of comments.
The kepresentatives were asked to address the items in the letter
and resubmit a corrected plan,especially in regard to parking,
sidewalks,access drives and screening on the west side of their
property.This should be resubmitted to City Engineer at least
1 week before P &Z next meeting on June 21st.
Mertes made motion to adjourn,seconded by Heskett.Motion carried.
