The regular meetings of the Planning &Zoning Commission was called
to order at 7:30 p.m.
A roll call was taken and the following members were present:Weeks,
Demand,Gutshall,Hoifeldt,Mertes,and Keller.Absent:Rosenkranz.
Moved by Gutshall,second by Hoifeldt,to approve the minutes of
October 1,1984.Passed unanimously.
A discussion took place concerning a site plan Ordinance.It was
decided to use the Ankeny site plan Ordinance as an example for use
as the Waukee site plan Ordinance.After reading through the Ordinance.
and correcting and/or questioning particular areas,it was moved by
Keller,second by Mertes,to send copies of the proposed rough draft
site plan Ordinance to Mayor Christianson,Roger Buffington,Brian
Redshaw,and Paul Huscher for their review and comment to be returned
to us for our December 3,1984 meeting.Passed unanimously.
Moved by Gutshall,second by Keller,to adjourn.Carried unanimously.

The regular meeting of the Waukee Planning &Zoning Commission was
called to order at 7:30 p.m.
A roll call was taken and the following members were present:
Weeks,Rosenkranz,Demand,Gutshall,Mertes,and Hoifeldt.Absent:
Keller.
Guests were:Joe Stork and Brian Redshaw
Moved by Rosenkranz,second by Gutshall,to approve the minutes of
the November 5 meeting.Passed unanimously.There was no December
meeting because of lack of business.
Election of officers for 1985 took place.
Moved by Gutshall,second by Mertes,to elect Frank Hoifeldt as Chair-
man.Carried unanimously.
Moved by Mertes,second by Weeks,to elect Floyd Rosenkranz as vice-
chairman.Carried unanimously.
Moved by Weeks,second by Hoifeldt,to elect Ruby Mertes as secretary.
Carried unanimously.
A discussion took place concerning a site plan ordinance.The Commission
January 7,1985---cont
received two letters back concerning this ordinance.After reading
the one from Mayor Christianson,it was decided to call the Mayor
and speak with him immediately about the concerns he stated in his
letter.After speaking with the Mayor and informing him further
about the site plan ordinance,he felt that what we have written
down seems appropriate.
After reading the letter from Roger Buffington,City Engineer,the
Commission revised certain parts of the ordinance to correspond
with some of Roger's recommendations.
It was decided to have Frank Hoifeldt speak with the Mayor and
Paul Huscher concerning a few points in the ordinance before sub-
mitting it to the City Council for their consideration and possible
adoption.
Moved by Rosenkranz,second by Demand,to move the Commission meetings
from the first Monday of the month to the fourth Monday of the month
and revise the by-laws accordingly.Passed unanimously.This will
not go into effect until approved by the City Council.
Hoifeldt brought up a question he received from someone about using
an empty lot in town,zoned R-2,for growing nursery trees to be
sold off of the premises.The Commission felt that this would not
be an appropriate use for this land.
Brian Redshaw brought up a question on.whether someone in town,
in land zoned R-l,could put up a wind turbine for his o~m use.
No action was taken.j
Moved by Mertes,second by Demand,to adjourn.Passed unanimously.
Meeting adjourned.The next scheduled meeting will be February 4,
1985 at 7:30 p.m.
