A special meeting will be held February 4 at 7:30 p.m.and the
next regular meeting will be February 18 at 7:30 p.m.

February 4,1986
A special scheduled meeting of the Waukee Planning &Zoning Comm-
ission was .called to order at 7:35 p.m.by Chairman Floyd Rosenkranz.
Members present were:Rosenkranz,Casey,Foster,Weeks &Mertes.
Absent:Gutshall and Demand.
Guests:Bob McKinney of McKinney &McKinney Law Firm,Randy Krohn,
Henry Krohn,Gary Sindelar,Frank Hoifeldt,Roger Buffington,and
Brian Redshaw.
Moved by Weeks,second by Casey,that minutes from December 17,1985
and January 21,1986 be approved as submitted.Carried unanimously.
Bob and ,~ayne McKinney appeared before the Commission regarding
the building of an office building for the law firm of McKinney
and McKinney at the corner of 6th &Locust.No site plans were
presented to the Commission as required bv Waukee Municipal Code
304,therefore it was the consensus of this body that site plans
must be submitted for approval per the requirement.Planning &
Zonillngmembers also conceded that there was an apparant lack of
communication with the Zoning Administrator regarding the Site
Plan Ordinance 304.

Gary Sindelar of Kirkham,Michael &Associated presented prelim-
inary plats 1 and 2 of the Krohn development.The development,
previously known as Waukee Estates,will now be called "Northview
Estates".Roger Buffington,City Engineer,presented his comments
in written form concerning corrections to be made to the plat for
conformance with City of Haukee subdivision regulations.Engineer
Buffington also requested that plat 1 of Haukee Estates previously
ap proved by abandoned or platted over.
Moved by Foster,second by Weeks,to approve preliminary plat 1,
Northview Estates,upon completion of requirements set by City
Engineer.Carried unanimously.
Foster discussed his involvement regarding the nature trail and
bike path in Dallas County.j
Moved by Foster,second by Casey,to adjourn.Carried unanimously.

Zoning Commission held their regular meeting
It was called to order by Chairman Rosenkranz
Members'present:Gutshall,Casey,Rosenkranz,Demand &Mertes.
Absent:Foster &Weeks
Guests:Bob McKinney,Tom McClure and Brian Redshaw.
Motion made by Mertes,second by Casey,to approve the minutes of
the February 4,1986 meeting as submitted.Motion carried.
Each member confirmed the receipt of a letter dated February 5,1986
from McKinney &McKinney Law Offices concerning the proposed const-
ruction of their new building at 6th &Locust.Site plan requirements
were provide per 304.5 of the Municipal Code of Waukee.
A letter from Roger Buffington,City Engineer,was submitted glvlng
recommendation of approval for the proposed site plan for McKinney
&McKinney Law Office.Bob McKinney indicated the specific items
of concern made by the City Engineer would be taken care of.Discussion
was held pertaining to the low area of the lot.McKinney agreed it
would be taken care of.
Casey made the motion to approve the site plan submitted,second by
Demand.Carried unanimously.
Chairman Rosenkranz suggested at our next regular meeting we try to
come up with an ordinance for park site set aside space for new
developers in the City of Waukee.
A proposal was made by our chairman that we consider special areas
of expertise for each member.Noting that it would be of benefit to
the City and Planning &Zoning Commission.Specialties to be considered:
1)Signs &Utilities,2)Parking and set backs,3)Non conforming uses,
4)District conformity,5)Site plans,6)Subdivision regulations.
Redshaw agreed to do a mailing of these minutes so that each member
would have a chance to consider the area of their choice and be ready
to discuss same at the next regular meeting of l1arch 8,1986.
