HomeMy WebLinkAbout1987-04-21-Planning and Zoning Commission MinutesApril 21,1987 The Waukee Planning on April 21,1987. order at 7:35 p.m. &Zoning Commission met in regular session Chairman Rosenkranz called the meeting to Roll call of members present:Floyd Rosenkranz,Arnie Borchers, Mark Casey,Joan Heskett,Ruby Mertes,and Bill Weeks.Absent: Randy Foster. Guests:Tom Tovrea,Mark Gruber,Rick Ross,Tom Gratias,Steve Grubb and Tom Connolly. Ross and Gratias presented their preliminary plat for Southfork, explaining their requirements.Their concern was with zoning of the property,if Waukee annexes,also with park site set aside or pay- ment in lieu of dedication.They would be agreeable to 2 or 3 acr~park in Phase 2 if that is possible. Bill Weeks made the motion that we give approval to Southfork preliminary Plat #1,based on being in an R-5 zoning district. Second by Mark Casey.Motion carried. Mark Casey made motion to recommend to City Council to change term from 3 years to 4 years to serve on Zoning Commission.Second by Arnie Borchers.Motion carried. It was noted that the Parking Ordinance was approved by the City Council. Discussion was held on changes to the Waukee Zoning Ordinances.The following recommendations were made: Motion was made by Bill Weeks that recommendation be made to City Council to change 301.3-Definitions.Basement.That portion of a building having more than one-half (~)its height below grade. A basement shall not be counted as a story.Seconded by Mertes. Motion carried. Motion made by Floyd Rosenkranz to recommend that City Council change 301.3 Definitions.Story,Half to delete (or living quarters). Seconded by Joan Heskett.Motion carried. Motion made by Mark Casey to recommend to City Council that they add under 301.10 "R-l",Single Family Residential District-C (2) If building is a split level,each floor level shall be a minimum 525 square feet.If building is a split foyer,the square footage shall be a minimum of 1050 square feet per story.Second by Bill Weeks.Motion carried. Motion made by Mark Casey to recommend to City Council that they add under 301.11 "R-2".One and Two Family Residential District,C (2). If building is a split level,each floor level shall be a minimum of 475 square feet.If building is a split foyer,the footage shall be a minimum of 950 square feet per story.Second made by Arnie Borchers.Motion carried. Respectfully submitted, Ruby Mertes,Secretary Chair:an May 6,1987 A special meeting of the Waukee Planning &Zoning Commission was called to order at 7:38p.m.by Chairman Floyd Rosenkranz. Roll call of members present:Heskett,Weeks,Rosenkranz, Borchers,Casey and Mertes.Absent:Foster. Guests present:Joe Brick,Chuck Matthias,Mark Gruber,Bill Mains and Brian Redshaw. Moved by Borchers to approve minutes of February 3,March 17 and April 21,1987 meetings,second by Casey.Motion carried. Joe Brick and Chuck Matthias.representing Midwest Mobile Home Development Corporation,discussed with the Commission their desires to expand the park adding 38 more lots.Zoning at present is A-I. Weeks moved to recommend to Waukee City Council that the balance of the property owned by Midwest Mobile Home Development Corp. be rezoned to R-6.Second by Mark Casey.Motion carried. Bill Mains of Williams Turf Farm came to discussed with the Zoning Commission his concern about how the property within annexation would be zoned by Waukee.
