Roger Buffington gave us a letter regarulng Sugar Creek Acres final
plat.Since this plat is within the 2 mile area south of Waukee,
Buffington suggested Planning &Zoning needs to set up some policies ·l
regarding developments within this 2 mile area surrounding the City.
Dallas County Zoning Administration also needs to be advised.I
Motion was made by Mark Casey that we approve final plat for Sugar
Creek Acres.Second by Arnie Borchers.Motion carried.
Paul Huscher discussed with us the four ordinance changes recommended
to the City in our meeting of April 21 and May 26.The City Council
wants us to take another look at these ordinance changes since they
were not satisfied with them.Planning &Zoning members will study
the matter and make recommendations at a later date.
Discussion was held about the parking lot on the Baptist Church
property and the fact that they had not put in a hard surface~City
Council should review this problem.
Chairman Rosenkranz made special area assignment of "Subdivision
Regulations"to new member Jerry Johnson to replace that area cover-
age formerly held by Randy Foster ..
The next meeting was scheduled for September 1st at 7:30 p.m.
Motion was made by Weeks to adjourn,second by Casey.Motion carried.

A special meeting of Waukee Planning &Zoning was called to order
at 7:34 p.m.on September 2,1987.
A roll call of members present:Joan Heskett,Bill Weeks,Floyd
Rosenkranz,Arnie Borchers and Ruby He rt e a ,Absent:Jerry Johnson
and Mark Casey.
Guests:Rick Ross and Tom Gratias.
Minutes of August 25 were reviewed and noted Paul Tyler's name
was mispelled.Borchers made motion to approve the minutes with
correction,seconded by'Weeks.Motion carried.
Rick Ross and Tom Gratias presented revised covenants,conditions
and restrictions for Southfork.They discussed the changes they
had made.Planning &Zoning decided we could take no action until
they were approved by our City attorney,Paul Huscher and Southfork
attorney,Paul Tyler.

A possible site for a new fire station was discussed.Some members
felt it should be moved to the area of the high school.
Motion made by Weeks to adjourn,seconded by Borchers.Motion carried.

The regular meeting of the Waukee Planning &Zoning was called to
order at 8:05 p.m.on September 15,1987 by Chairman Rosenkranz.
Members present:Borchers,Casey,Rosenkranz and Mertes.Absent:
Heskett,Weeks and Johnson.
Guests:Rick Ross and Brian Redshaw.
Rick Ross presented a new set of declarations for Southfork Plat #1.
Noted that a paragraph XXVII "Consent to special assessments"has
been added.Paul Huscher,Waukee city attorney,and Paul Tyler,
attorney for Tom-Rik,have agreed to these declarations.
Casey made a motion to accept declarations of residential covenants,
conditions and restrictions of Southfork Plat #1,amended as of 9-15-87,
second by Borchers.Ho t i.on carried.
Ross stated that details of City Engineerq conformance to regulations
would be worked out during construction drawings and presentation of
final plat.
A motion was made by Casey to approve preliminary plat #1 for Southfork,
second by Borchers.Motion carried.
The next regular meeting wi.Ll,be October 20,1987 at 7:30 p im,
Borchers made the motion to adjourn,second by Casey.Motion carried.
Meeting adjourned.
