HomeMy WebLinkAbout1997-04-22-Planning and Zoning Commission Minutes4/22/97 The Waukee Planning &Zoning Connnission was called to order on Tuesday,April22nd by Chairman Jerry Steele at 7:05pm. Roll was taken and the foliowing members were present:Heskett,Steele,Hoifeldt,Korpanty, Applegate (arrived at 7:20pm).Absent:Blazanin,Royer. Guests,Leland Carper,John Kursitis,Robyn Heath,Kurt Rueckel Dianna VanZee was present and taking minutes. Hoifeldt motioned to approve the minutes of 3/25/97 with the corrections being noted,second by Heskett.Motion carried 4 to O. PRELIMINARY AND FINAL PLATS-CARPER'S RIDGE SUBDIVISION -Kurt discussed Carper's Ridge outlot Z.All of the information has been submitted on the maps.The written documentation from the attorney needs to be submitted.This will be taken care of next week.Hoifeldt motion to approve the preliminary plat of Carper's Ridge Subdivision,second by Korpanty.There was a discussion regarding the wording of on the site map regarding grading. Motion carried 4-0. Frank motioned to approve the final plat of Carper's Ridge Subdivision contingent upon supporting documentation from the lawyer,a statement on the plat that the developer of outlot Z will be responsible for the streets and utilities per city standards,second by Korpanty.Motion carried 5-0. WESTGATE PLAT 2 CONSTRUCTION PLANS -Discussion took place as an update on this project.This is a continuation of phase 1.Some items were addressed in a letter from V &K and will be taken care of.The final plat of phase II will be submitted after the streets and utilities are done.At the time of the final plat,the streets VS avenues will be addressed on the [mal map.No motion necessary. SEPTAGON CONSTRUCTION CO.,INC-SITE PLAN -Located in the Hickman West Industrial Park Plat 1.DML Electric is moving from Clive to Waukee.Located next to Alexander &Associates.The conceptual plans includes a 6000 ft warehouse,1500 ft office. They are asking that the preliminary plat be approved.They want to start building by May 12th. There will be a concrete drive.The plan indicates room for expansion.Truck traffic will be on the north side of the building which will be the back of this building.There will be a loading dock on the north side also.They wish to move in by September 26th.Applegate motioned to approve the site plan for Septagon Construction Co.,Inc.,contingent upon the Connnission approval at the May 27th meeting regarding signage,lighting,landscaping and that items 1-7 in the V &K letter had been taken care of.Second by Korpanty.Motion carried 5-0. REVIEW OF COMPREHENSIVE PLAN -This was tabled until the next meeting. Page 2 P&ZMinutes 4/22/97 Continued OTHER BUSINESS -Larry Ryan,Code Compliance Officer,will soon be attending the P&Z Meetings. Heskett,Steele and Rueckel went to a meeting with the cities of Adel and Dallas Center regarding annexation moratorium.This was tabled until more information could be obtained from post office,schools,etc.They will keep the Commission up to date of any other meetings. There is no new information regarding Wildflower Valley. Korpanty discussed his feeling regarding the recent M -I rezoning of the property for Gilchrist Jewett Lumber.He feels that this could allow adult entertainment close to residential areas and schools.M-IA is the only one that allows the adult entertainment. The next meeting will be May 27th. Applegate moved to adjourn,second by Korpanty.Meeting adjourned at 8:15pm.Motioned carried 5-0. Respectfully submitted, Dianna Van Zee ] 1
