The May 25,1999 Planning &Zoning Commission was called to order at 7:00 p.m.by Chairman
Steele.
Roll Call.The Chairman asked for a roll call vote and the following Commissioners were
present:Hoifeldt,Steele,McCoige,Korpanty,and Bennett.Absent:Applegate and Royer.
Agenda Approval.Motion by Commissioner Korpanty,second by Commissioner McCoige to
approve the agenda.The Commission Chairman asked for a role call vote:Ayes:Steele,
McCoige,Hoifedlt,Korpanty,Bennett and Councilman Gruber.Nays:None.
Adoption of Previous Meetings Minutes.Motion by Commissioner Hoifeldt,second by
Commissioner Bennett to approve April meeting minutes with corrections as indicated.The
Commission Chairman asked for a role call vote:Ayes:Hoifeldt,Bennet,Korpanty,McCoige,
and Steele.Nays:None.
Munn Office Building (14225 University Aveuue)-Site Plan Approval.Larry Hague with EDS
presented the Site Plan and state that there would be eight units with 2,000 to 3,000 square feet.Mr.
Hague indicated that they would comply with all of the Engineers and the Commissions
recommendations.Chairman Steele asked that all signage be consistent.The Commissioners
requested that the lighting be of such a nature that would not infringe upon the neighboring
residential properties.Motion by Commissioner Hoifeldt,second by Commissioner Korpanty to
recommend City Council approval of the 14225 University Avenue Site Plan provided the following
recommendations from the City Engiueers are met:
1.A 25-foot landscaped corridor or a buffer wall 6 feet.It is also suggested that a fence be
provided in addition to the landscapiug along the northwest comer of the site (to the north
and west)to shield the parking area from the adjoiuiug residential lots.The fence and
plantings should be provided to shield residences from headlights.
2.Silt fence should be provided along the north and east property lines and check fences
provided within the ditch of University.
3.The plan should include verification of carrying capacity of drainage swales downstream
beyond the northeast and the southeast comers'of the site.......
4.The developer should widen the taper at the entrance to match up with the future widening of
University Avenue.The additional pavement would allow for left and right turns egress
traffic.Future University Avenue will potentially iuclude four 12-foot travel lanes,a center
16-foot continuous left tum lane,and curbs for 65 feet total width.
5.V &K concurs with the proposed City Monument location.As designed,it will not interfere
with sight requirements of drivers using the entrance.However,if the grassed parking
between future back of curb and the sidewalk is limited to a 10%grade,the monument pad
should be set at elevation 957.5.
6.Lighting Plan presented with Site Plan.
The Commission Chairman asked for a role call vote:Ayes:Hoifeldt,Bennet,Korpanty,
McCoige,and Steele.Nays:None.

Consider having two P &Z meetings monthly.Chairman Steele stated that the Commission would
consider having a second meeting in June and discuss the matter with the entire Commission.No
motion made.
Adjourument.Motion by Commissioner Hoifedlt,second by Commissioner Korpanty to
adjourn at 8:29 p.rn.The Commission Chairman asked for a role call vote:Ayes:Hoifedlt,
Korpanty,McCoige,Steele and Bennett.Nays:None.
