Hoifeldt made a motion to amend Syrvet site plan approval to include covenant stipulations.Korpanty seconded.Approved 4-0. Pat Shepard presented a request to amend preliminary plat for Windfield.Request was to switch plats 2 and 3.Korpanty made motion to approve the request,Hoifeldt seconded.Passed by voice vote. Steele motioned for adjournment with Hoifeldt second. Next meeting will be held June 22nd at 7:30.Meeting was adjourned at 8:15. Respectfully submitted, Jerald Steele,P&Z Secretary o:chairman June 22,1993 The Waukee Planning &Zoning Commission was called to order on Tuesday,June 22 by Vice-Chair Christianson at 7:32 P.M.Dianna was present and taking minutes. The following members were present:Hoifeldt,Steele,B1azanin, Christianson,Applegate.Absent:Royer,Korpanty. Guests:Co-Rep.Duroy,Homeowners from 7-Pines development. The minutes from 4/27 were read and approved.Motioned by Hoifeldt and second by Steele.Motion carried 5 to 0. Bratney Site Plan,Bratney is #6 on the Hickman West Industrial Park map.They are proposing a 1 story office bUilding and warehouse of approximately 34,000 sq ft.behind the office.Some of the warehouse will be leased. Drainage-They propose to collect the water and put in a proposed storm sewer on Walnut.They want to lower the storm sewer 3 ft to make it easier to connect.John Kursitis discussed with them that it could probably be lowered no more then 1 1/2 ft and they would have to raise it 1 1/2 ft.This still needed to be worked out. June 22,1993 continued Sewer-They will be using a MUlti-Flow system.It could not be put in the storm sewer.They are working on this problem. A screen will be required on the parking lot side.Before the P&Z approves this project they would like a legal document regarding screening. They P&Z would like them to come back at the July 20th meeting before final approval. The resident of Seven Pines talked with the Planning &Zoning Commission regarding their concerns about Steve Grubbs project of Wildflower Valley.They are not against the project just the placement of some apartment buildings.They presented their concerns on a signed letter to the Commission. The next meeting will be on July 20th. Applegate motioned to adjourn,second by Blazanin.Meeting adjourned at 9:00 P.M. Absent.Korpanty. Guests.Leo Pe.Lda ,Jo_e Brick,Eric Sheldahl,John Kursitis. Brian J.Redshaw was present and taking minutes. Moved by Christianson,second by Steele,to approve the minutes of 5/11 and 6/22/93. Moved by Applegate,second by Blazanin to recommend a change in zoning from R-2 to R-3 (conditional use for senior citizen housing).Carried 5 to 0. Wildflower Valley Re-zoning.1)comment letter from V&K,2) protest letter from residents. Midwest Mobile Home Expansion -1)Overall development plan,2) Minimum lot dimensions 301.15 E4 45X95 required 60X80 proposed. Entrance road must be 31 feet all other roads shall be 26 feet. ~~--I
