P&Z minutes cont.
The first order of business is Leonard's Subdivision Plats 1 &2.
They are within the two mile radius of the Waukee City limits.
This plat pf liJ.nd_is_Nor;:thof 1-80 and on the westside of the
road.This is the north of the Waukee/Booneville exit of the
interstate.Lot sizes will be approximately 1 1/2 acres.There
will be 8 in Plat 1 and 21 in Plat 2.They will be on the order
of the Sugar Creek Development.It will be serviced by Xenia
Rural Water.Discussion took place regarding the size of the
waterline.John Kursitis would like them to use 8"instead of 4"
as shown on their plans.This would allow them to hook hydrants
to them when city water was run to the project.Roads were also
discussed and it is the feelings of the Commission that the turn
around has to be large enough for the school busses to get back
into the division and back out.They will have to go to the
Council and ask to have the dry sewer ordinance waived due to the
fact sewer service will not be run to that development in the
near future.P&Z would like to see this as one plat instead of
two plats.
Motion by Blazanin,second by Steele to adjourn the meeting at
9:00 P.M.The next regular meeting will be on July 26th at 7:00
P.M.Motion carried 4 to 0.

The Waukee Planning &Zoning Commission was call to order at 7:04
P.M.by Vice-Chairman Joan Heskett.
Roll was taken and the following members were present:Applegate,
Blazanin,Heskett,Hoifeldt,Steele.Absent:Korpanty,Royer.
(Royer arrived at 7:20 P.M.and took over the meeting).
Guests:Randy Krohn,Dan Stanborough,Frank Duroy,Russ
Hostlieter,John Kursitis,Mark Gruber.
Dianna Van Zee was present and taking minutes.
The minutes of 6/28/94 were motioned by Steele and seconded by
Blazanin to be approved.Motion carried 5 to 0.

Applegate motioned to accept plans with 8"waterline and 40ft
radius turn around for the school busses and accept street 60ft
right-of-way.Steel seconded.A discussion took place before
the voting.Motion carried 5 to 1 (Blazanin voted no).
Mark Gruber brought up a discrepancy with the height regulation
for the mobile homes regarding sheds.The ordinance will be
changed to read height requirement of 14'and to conform with the
rest of the city.
John Kursitis discussed the zoning map.

the islands annexed.Second by Blazanin.Motion carried 5 to 1.

Applegate motion to adjourn at 8,35 P.M.,second by Heskett.

The Waukee Planning &Zoning Commission was called to order by
Chairman Lloyd Royer at 7:00 P.M.on Tuesday,August 23,1994.
Dianna Van Zee was present and taking minutes.
Roll was taken and the fallowing members were present:Heskett,
Blazanin,Royer,Hoifeldt,Steele,Applegate,Korpanty
Absent:None.
Guests:Jeff Downing,Randy Krohn,Doug Saltzgaver,Lynn Schafer
The minutes of 7/26 were read and approved after one correction
of the last vote which should be 6 to 0.(This has been noted
and changed).Motioned by Applegate and second by Heskett.
Motion carried 7 to 0.
Lynn Schafer discussed with the Commission about changing the
zoning to allow owners to live in their businesses.John
Kursitis discussed that the present ordinance would not allow it
and there would have to be a zoning change.She can not get a
variance.Motioned by Applegate,second by Heskett to recommend
to the Council owner occupied single family only apartments in
existing structures.Motion carried 7 to 0.
