August 26,1997 ITheWaukeePlanning&Zoning Commission was called to order on Tuesday,August 26th at
7:03pm by Chairman Steele.
Roll was taken and the following members were present:Steele,Hoifeldt,Heskett,Korpanty.
Absent:Applegate,Blazanin,Royer (arrived at 7:55pm).
AGENDA APPROVAL-No additions to the agenda.
APPROVAL OF MINUTES-Hoifeldt motioned,second by Heskett to approve the minutes.
Motion carried 4 to O.
DOWNEY PRINTING SITE PLAN-Roger Silver,Engineering Design,discussed the Downing
Printing site plan for an addition to the building.This will be an 80'addition to the west end.
There would be approximately 6 overhead doors added.There will be 10 parking stalls on the
north side added.Construction would begin this fall.Hoifeldt motioned to approve Downey
Site Plan,Korpanty seconded.Motion carried 4-0.
HAWTHORNE RIDGE PLAT I-FINAL PLAT-Larry Ryan discussed the check list from
Veenstra &Kimm.Only the documentation has left to be turned in.
]Lot 22 extends beyond the platted lot,these two extension will be given a legal description and
deeded to the city as right-of-way.They will give it a legal description.Legals have been created
and will be sent to the city.
Sidewalks-Need to be added to the map.Sidewalks along Boone Drive will be installed by the
developer.The lot owner will be responsible for their own sidewalks.
A bike trail is designated for North of the Brown property.
Hoifeldt motion to approve the final plat of Hawthorne Ridge plat I contingent upon the submittal

ZONING REQUEST FOR VAUGHN PROPERTY -Dallas Gilreathe is requesting a rezoning
for the Vaughn property.This property is north of University and West of Alices Road west of
the Jewett Gilchrest property.They are asking for a rezoning R-3 for apartments and other
residential.
The Commission discussed their feelings about when it was previously requested to rezone it to
light industrial.After much discussion the Commission asked them to submit a master drawing to
show what their intentions are with the number of apartments and houses.When this plan is I
complete they could submit this drawing for the Commission to review at a later date.

DALLAS COUNTY LAND USE STUDY COMMITTEE-Mayor Bailey wanted the
Commission to have the list of the people on the Dallas County Land Use Study COIT'J..L'11ittee.
Jerry Steele will talk to the Mayor and see what his feelings are regarding this connnittee and
report back to the connnission.
OTHER BUSINESS-Kurt told the Commission that a business,Color Converting,Ink,is
looking at Waukee as on of the towns to expand.They are looking at the property west oftown
along the railroad.
Jerry Steele would like to see the weeds being taken care of.Larry Ryan told him that a new
ordinance regarding weeds was being worked OD.
Lloyd Royer-Discussed how upset that the Council would override the Commissions decision
and changed the width of Boone Drive.Joan Heskett was also dissatisfied with the decision.
Royer motioned,Heskett second to adjourn at 8:50pm.The next meeting will be September 23.
Motioned carried 5-0.Meeting adjourned.
