COMMISSION MEETING.
Chairman Steele called the September 25,2001 meeting of the Planning &Zoning Commission
to order at 7:06 p.m.
Roll Call.The Chairman asked for a roll call and the following Commissioners were present:
Steele,McCoige,Willits,White,Hoifeldt,Korpanty,and Schoeberl.Absent:None.
Council Representative present:None.
Agenda Approval.Chairman Steele asked if there were any changes to the agenda.Items #6
and #7 are deleted.Motion by Commissioner Willits,second by Commissioner McCoige to
"Approve the Agenda".The Commission Chairman asked for a roll call vote:Ayes:Willits,
McCoige,Hoifeldt,Schoeberl,Korpanty,White,and Steele.Nays:None.
Adoption of Previons Meetings Minutes.Motion by Commissioner Hoifeldt,second by
Commissioner McCoige to "Adopt the August 28,2001 meeting minutes".Chairman Steele
asked for a roll call vote.Ayes:Hoifeldt,McCoige,Willits,White,Schoeberl,Korpanty,and
Steele.Nays:None.
Approve the Site Plan for Chow's Gymnastics and Dance Institute.Motion by
Commissioner Willits,second by Commissioner Hoifeldt to "Approve the Site Plan for Chow's
Gymnastics and Dance Studio contingent on the V &K and staff comments are completed and
.upon verification that the M -1 Zoning Classification allows for this type of business".Chairman
Steele asked for a roll call vote.Ayes:Willits,Hoifeldt,McCoige,Korpanty,White,Schoeberl,
and Steele.Nays:None.
Approve the Rezoning Request for Westview Church.Motion by Commissioner Hoifeldt,
second by Commissioner Korpanty to "Approve the rezoning request for Westview Church from
A-I (Agricultural District)to C-I (Community and Highway Service Commercial District)",
Chairman Steele asked for a roll call vote.Ayes:Hoifeldt,Korpanty,Schoeberl,McCoige,
Willits,White,and Steele.Nays:None.
Approve the Site Plan for Mid-States Ford.There was significant discussion on the site plan
approval for Mid-States Ford:1)Services have not yet been established for this site (gas and
water),2)Purchasing ofthe mOT ROW has not been approved and,3)Exterior elevations have
not been agreed upon.Mid-States Ford is asking the Planning and Zoning for a conditional
approval so that they are able to get grading,footings,and foundation in place before the ground
freezes.Motion by Commissioner Schoeberl,second by Commissioner Hoifeldt to "Approve the
site plan for Mid-States Ford for the purpose of proceeding with the grading,footings,and
paving contingent to the outstanding resolution of the Right-of-Way,utility placement,and the
exterior elevations to the satisfaction of the City Engineer and staff'.Chairman Steele asked for
a roll call vote.Ayes:Schoeberl,Hoifeldt,Korpanty,Willits,McCoige,and Steele.Nays:
White.

Adjournment.Motion by Commissioner Schoeberl,second by Commissioner Korpanty to
adjourn at 9:38 p.m.Chairmau Steele asked for a roll call vote:Ayes:Schoeberl,Korpanty,
Willits,McCoige,White,Hoifeldt,and Steele.Nays:None.
