HomeMy WebLinkAbout1993-09-28-Planning and Zoning Commission MinutesSeptember 28,1993 The Waukee Planning &Zoning Commission was called to order by Chairman Lloyd Royer at 7:35 P.M.on Tuesday,September 28,1993. Roll was taken and the following members were present.Hoifeldt, Christianson,Applegate,Royer,Steele.Absent:Blazanin, Korpanty (he arrived at 7:40 P.M.). Guests:Mayor Rosenkranz,John Kursitis,Leo Pelds,Mark GrUber, Jerry Purdy and representatives of the trailer court sales. Minutes of 8/24 were read and approved.Motioned by Applegate, second by Christianson.Approved 5 to 0. Bratney site plan -Discussed some concerns with the site plan, water drainage and that the holding area would be on the West side.Discussed the multi-flow and that they would like to be on sewer.Applegate,Christianson moved to approve Bratney site plan.Motion carried 6 to 0. Midwest Mobile Home Court sale office -They would like to have 1 sales mobile home to be used as an office and the rest would be display models to show that would be for sale.This would be on a short term and they would be moved as sold and replaced.When the lot was full they would close down. They would have a small sign and they would not be doing any landscaping.The park set aside is in the back instead of in the front of the Mobile Home Court. After they have finished and were closing down they would restore the area back to its original state. They would have to widen the road to accommodate more traffic because of the sales area. Hoifeldt motioned,Steele second to approve the sales office subject to ~he Zoning Administrators approval regarding ~f the sales office can take place in this C-l zoning.Motion carried 5 to 1 (Applegate voted no). All State Gutter -Jerry Purdy wanted to discuss the preliminary site plan of All State Gutter.His concerns was whether to continue or not because of the Zoning.He would like the Commissions opinion because of its current zoning of C-2.Jerry felt that building an additional building would be all right in this zoning.John Kursitis feels this should be zoned M-l.The Commission asked that the Zoning Administrator take a look at this C-2 zoning and see if the building would be appropriate for this zoning.They will have to go to the Board of Adjustments for a variance because of the set back regulation. September 28,1993 continued John Kursitis talked with the Commission about the zoning ordinance update.He feels it progressing very well. Applegate motioned to adjourn,second by Steele.Motion carried 6 to 0.Meeting adjourned at 9.32 P.M. Roll was taken and the following members were present.Royer, Christianson,Steele,Korpanty,Blazanin,Hoifeldt. Absent.Applegate. After a correction of the 7/20 minutes stating that Hoifeldt was absent,Hoifeldt moved and second by Blazanin to approve the minutes of 9/20 and 7/20.Motion carried 6 to 0. Jerry Purdy of Design Alliance spoke to the P&Z Commission regarding the Site Plan for Allstate Gutter. John Kursitis of Veenstra &Kimm presented review comments. Moved by Blazanin,second by Korpanty to accept Bulk regulations of C-2 subject to comment letter.Motion carried 6 to 0. Moved by Steele,second by Blazanin to approve the Final Plat subject to 4 items on comment letter dated 10/25/93 of Grossman Plat.Motion Carried 6 to 0. Candleridge Park Plat 2 -Pre-Zoning Classification. Next meeting November 16,1993 at 7.30 P.M. Moved by Christianson,second by Korpanty to adjourn at 8.38 P.M. Motion carried 6 to 0.
