Chairman Steele called the October 9,2001 meeting of the Planning &Zoning Commission to
order at 7:03 p.m.
Roll Call.The Chairman asked for a roll call and the following Commissioners were present:
Steele,McCoige,Willits,White,Hoifeldt,and Schoeber!.Absent:Korpanty.
Council Representative present:None.
Agenda Approval.Chairman Steele asked if there were any changes to the agenda.None.
Motion by Commissioner Willits,second by Commissioner Hoifeldt to "Approve the Agenda".
The Commission Chairman asked fOTa roll call vote:Ayes:Willits,Hoifeldt,McCoige,
Schoeber!,White,and Steele.Nays:None.
Adoption of Previons Meetings Minutes.Motion by Commissioner McCoige,second by
Commissioner White to "Adopt the September 25,2001 meeting minutes with corrections made
to Approve the Site Plan for Mid-States Ford.Motion should read:"Approve the site plan for
Mid-States Ford for the purpose of proceeding with the grading,footings,and paving contingent
to the resolution of the outstanding issues of the Right-of Way,utility placement,and the exterior
elevations to the satisfaction of the City Engineer and staff'.Chairman Steele asked for a roll
call vote.Ayes:McCoige,White,Hoifeldt,Willits,Schoeberl,and Steele.Nays:None.
Approve the Rezoning Request and the Flagging of the Lot Located at 215 Ashworth Drive.
David Conn has requested the rezoning of the lot located at 215 Ashworth Drive from R-2 (One
and Two Family Residential District)to R-3 (Multi-Family Residential District)receiving all of
the required signatures necessary to submit an application,and has asked to subdivide the lot in
the shape of a flag meeting the all of the minimum bulk regulations according to the Waukee
Municipal Code Book.The Planning and Zoning Commission took into consideration the
surrounding area.The lot directly to the east ofthe property is zoned R-3 containing sixteen
town-homes.Mr.Conn is proposing to build a four plex on the rear portion of the subdivided
lot.Motion by Commissioner Willits,second by Commissioner Hoifeldt to "Approve the
rezoning request and the flagging of the lot located at 215 Ashworth Drive".Chairman Steele
asked for a roll call vote.Ayes:Willits,Hoifeldt,McCoige,Korpanty,White,Schoeber!,and
Steele.Nays:None.
Approve the Rezoning Request and the Flaggiug of the Lot Located at 265 Ashworth Drive.
David Conn has requested the rezoning of the lot located at 265 Ashworth Drive from R-2 (One
and Two Family Residential District)to R-3 (Multi-Family Residential District)receiving all of
the required signatures necessary to submit an application,and has asked to subdivide the lot in
the shape of a flag meeting all of the minimum bulk regulations according to the Waukee
Municipal Code Book.The Planning and Zoning Commission took into consideration of the
surrounding area.Upon careful consideration,it was decided to separate the two issues and act
upon them individually.Motion by Commissioner Willits,second by Commissioner Hoifeldt to
"Approve the rezoning request for David Conn for the property located at 265 Ashworth Drive".

Schoeberl,and Steele.
Motion by Connnissioner Hoifeldt,second by Commissioner McCoige to "Approve the
subdividing of the lot located at 265 Ashworth Drive in the shape of a flag".Chairman Steele
asked for a roll call vote.Ayes:Willits,White,and Steele.Nays:McCoige,Hoifeldt,and
Schoeberl.
Approve the Site Plan for Westview Church.Tim Olson with SVPA Architects presented the
site plan for Westview Church.Motion by Connnissioner Hoifeldt,second by Connnissioner
White to "Approve the site plan for the Westview Church Addition contingent on silt fencing to
be added and a guardrail is provided on to of the retaining wall".Chairman Steele asked for a
roll call vote.Ayes:Hoifeldt,White,Willits,McCoige,Schoeberl,and Steele.Nays:None.
Adjournment.Motion by Commissioner Willits,second by Connnissioner White to adjourn at
8:14 p.m.Chairman Steele asked for a roll call vote:Ayes:Willits,White,Schoeberl,
McCoige,Hoifeldt,and Steele.Nays:None.
