The Waukee Planning &Zoning Commission was called to order on
Tuesday,November 16,1993 at 7:35 P.M.by Vice-Chairman Joan
Christianson.Dianna Van Zee was present and taking minutes.
Roll was taken and the following members were present:Hoifeldt,
Steele,Blazanin,Applegate.Absent:Royer,Korpanty.
Guests:Frank Duroy-Council Rep.,Mark Gruber-Zoning
Administrator,John Kursitis-V &K,Eric Sheldahl,Seven Pines
residents,Ken Puncelrelli-EDS.
Wildflower Valley-Ken Puncelrelli-EDS discussed with the
Commission a request to do a two-step re-zoning (Ag to R-l then
R-l to R-5).After this re-zoning they would be able to have 232
units.There would be some townhouses,apartments or multi-
family homes.
If they decide to sewer they would need to have a lift station.
This would be located in the Southeast corner.
The street would be a through to Southfork and this would become
a collector street.
Hoifeldt motioned,Blazanin second to approve the re-zoning of
Wildflower Valley from A-I to R-l.(Discussion took place from
the residents of Seven Pines stating that they would still like
to be notified if there are any changes.They still would like
to be involved in any decisions.)Motion carried 5 to 0.
Hoifeldt motioned,Steele seconded to approve the re-zoning of
Wildflower Valley from R-l to R-5.Motioned carried 5 to 0.
All State Gutter was not present so this item was tabled.
Candleridge Part 2 -Eric Sheldahl showed the Commission a
revised site plan for Candleridge Part 2.Applegate motioned,
Hoifeldt second to accept the revised site plan subject to them

parking and moving the existing sign.Motion carried 5 to 0.

Applegate motioned,second by Blazanin to adjourn at 8:40 P.M.
