The meeting was called to order at 7:13 PM with the following members present:Royer,Hoifeldt,
Steele,Applegate.Absent:Blazanin,Korpanty,Heskett
CARPER'S SUBDIviSION -PRELIMINARY PLAT
Mr.Leland Carper presented his preliminary plat of his subdivision located near the northeast corner
of Alice's Road and Douglas Avenue.The current intent is only to develop the five lots along
Douglas.The Commission discussed the half of the road leading to the lots in the back.This road
borders the City of Clive.Jerry Steele questioned whether or not Clive planned to put in the other
half of the street.
John Kursitis explained the situation with Douglas Avenue and if it would have to be paved.
Chairman Royer suggested that it be developed with septic tanks and that dry sewers not be
required at this time due to the fact that sanitary sewer service is so far off in the future.
John Kursitis suggested that the road leading to the back not border Clive and that it be moved one
lot to the west.
Kurt Rueckel mentioned that Waukee should find out what the City of Clive's ROW requirement
is for Douglas Avenue.
Chairman Royer suggested that the development be divided into two sections and that the
Developer understand that the private roads will have to be improved and dedicated to the City as
a public road in the future.
1997 P &Z CALENDAR
Motion by Hoifeldt,second by Steele to approve the 1997 P &Z Calendar.Motion passed 4-0.
ZONING ORDINANCE REVIEW
The Review started on page 43 of the May 1995 draft.The Commission discussed various changes
to the Ordinance.Motion by Applegate to make the changes and forward to City Council.The
motion died for lack of a second.Motion by Steele 2nd by Hoifeldt to make the necessary changes
and to bring back to the P &Z for a final review.The motion passed 4-0.
