MINUTES OF THE TUESDAY DECEMBER 10,2002 PLANNING AND ZONING COMMISSlON
MEETING.
Chairman Steele called the December 10,2002 meeting of the Planning &Zoning Commission to
order at 7:00 p.m.
Roll Call.Chairman Steele asked for a roll call and the following Commissioners were present:
Hoifeldt,Korpanty,Krantz,McCoige,White,Willits,Steele.Absent:None.Council Representative:
None.
Agenda Approval.Chairman Steele asked ifthere were any changes to the agenda.Agenda item #5,
"Approve the Final Plat for Windfield II,Plat 2,"was pnlled from the agenda.The Commission also
agreed to hold a special meeting on Monday,December 30 at 5:00 PM in order to consider the Final
Plat for Windfie1d II,Plat 2.Motion by Commissioner Hoifeldt,seconded by Commissioner White,to
"Approve the Agenda for December 10,2002,with the removal of'Approve the Final Plat for
Windfield II,Plat 2'."Ayes:Hoifeldt,Korpanty,Krantz,McCoige,White,Willits,Steele.Nays:
None.Motion carried.
Approval of November 26,2002 Minutes.Chairman Steele asked if there were any changes to the
November 26,2002 minutes.None.Motion by Commissioner Willits,seconded by Commissioner
McCoige,to "Adopt the November 26,2002 Minutes."Ayes:Hoifeldt,Korpanty,Krantz,McCoige,
White,Willits,Steele.Nays:None.Motion carried.
Approve the Site Plan for Waukee Middle School (8-9 grade building).Matt Carlile ofRDG
Crose Gardner Shukert presented the Site Plan for Waukee Middle School.Also in attendance were
representatives from RDG Bussard Dikis,Bishop Engineering,and the Waukee Community School
District.Dave Wilkerson of the Waukee Community School District explained that the building,with
planned future additions,would hold 1,000 students;when the first phase is opened in 2004,it is
projected that 550 students will initially be enrolled.Additions to the first phase ofthe building are
projected fOT2007-2008.Mr.Carlile went over the comments made byV&K and City staff regarding
the proposed site plan.A traffic study is underway and will be provided to the City.Mr.Arentsen
stated that,if the traffic study indicates a need for traffic signals or turning lanes,the school district
would be expected to help pay for the improvements.Mr.Arentsen also asked that the HV AC units on
the roofbe painted to help mask them from future residential development to the north.Mr.Gibson
asked that the site plan show the continuation of bike trail approaches along Ashworth Road and
University Avenue.Mr.Carlile stated that the bike trail would be constructed at the same time as the
first phase of the Waukee Middle School project.Mr.Carlile also explained that the exterior elevation
materials will match those used on Waukee High School in order to create a cohesive campus look.
Motion by Commissioner McCoige,seconded by Commissioner Krantz,to "Approve the Site Plan fOT
Waukee Middle School (8-9 grade building),provided all V &K and City staff comments are
addressed,and that the developer work with City staff to connect the bike trail along Ashworth Road
near the MidAmerican Energy substation."Ayes:Korpanty,Krantz,McCoige,White,Willits,Steele.
Nays:None.Commissioner Hoifeldt abstained due to a conflict of interest.Motion carried,
New Business.None.
