The meeting was called to order at 7:0 lp.m,with the following members present:Hoifeldt,Royer,Steele,
Heskett,McCoige.Absent:Korpanty,Applegate.(Korpanty arrived late).
Previous Meetiugs Minutes.
Motion by Royer,seconded by Heskett to approve the November meeting mioutes.Ayes:
unanimous.
Vaughn Rezoning.
Rich Gardner discussed the densities of the townhome portion ofthe project as 8 units per acre and the
density of the apartment portion of the project at 17.3 per acre,which reduced the density from the 17.3
units per acre that had been allowed for the entire project.Gardner also discussed the expanded right-of-
way for Olson Drive at 100',along with taming lanes and access points through the proposed project,as
well as the agreement that additional lanes (if they were required by site-plan review)would be added
during development at the developers cost.
Motion by Holifeldt,seconded by Royer to approve the rezoning with the discussed stipulations.
Ayes:Unanimous.
Indigo Ridge Rezoning.
Roger Silver representing Jerry's homes made the request to rezone.Discussion revolved around the
access to and from the eastern portion of the project where the townhomes would be located.
Motion by Hoifeldt,seconded by Royer to approve rezoniog.Ayes:Korpanty,Hoifeldt,Heskett,
McCoige.Nays:Royer.
Williamsburg Park.
Bill Ludwig presented the rezoniog request for P.U.D.(R -5).The commission discussed the need for
Olson Drive to line up across Alice's Road,and the right-of-way should be increased to 100'through the
industrial area to 111efirst North/South Collector.
Motion by Royer,seconded by Hoifeldt,to approve rezoniog with the agreed stipulations to Olson
Drive.Ayes:Unanimous.
Site Plan Ordinance.
Motion by Royer,seconded by Korpanty,to approve the revised Site Plan Ordioance.Ayes:
Unanimous.
1998 Commission Calendar.
Motion by Hoifeldt,seconded by Royer,to approve calendar.Ayes:Unanimous.
Review Comprehensive Plan &Prepare Master Plan for Heavy Industrial Area.
Motion by Hoifeldt,seconded by Royer,to have City Admiostrator include a review of the
Comprehensive Plan,and the preparation of a Master Plan for the Heavy Industrial Park in 111e
98/99 budget.Ayes:Unanimous.
Motion by Royer,seconded by Korpanty to adjourn.Ayes:Unanimous.
