The Waukee Planning &Zoning Commission was called to order on
December 28,1993 at 7,32 P.M.by Chairman Royer.
Dianna Van Zee was present and taking minutes.
Roll was taken and the following members were present,Royer,
Applegate,Christianson,Steele,Hoifeldt,Blazanin,Korpanty
arrived at 7,35 P.M.
Approval of the minutes of 10/26 &11/16.Word change in the
11/16 minutes (Change the word except to accept in the paragraph
regarding Candleridge Part 2.This has been taken care of.).
The minutes were approved by Steele,seconded by Christianson.
Motion carried 7 to 0.
Jim Coons -Site Plan -This is located
north side of Highway 6.He would like
for his trucks with a gravel driveway.

Will work to change so that they will have adequate Fire
Protection.
There will be no business sign.
There is no proposed screening.
This will be only used to house his trucks to keep them out of
the weather.There will be parking on the east.The current
zoning for parking is 5 or less Vehicles for gravel.He has 6
employees.
The storm water will be routed around the north boundary.Will
address the storm drainage.Will study the release rate of water
onto the developed land to the West.
Motioned by Applegate,second by Christianson to approve the site
plan subject to the storm water questions being answered in the
letter from Veenstra &Kimm regarding water retention.Motion
carried 7 to 0.
Revised Windfield Preliminary Plat-Pat Shepard,Civil Engineering
Consultants discussed with the commission they are requesting 16
lots be approved of the next plat instead of the 56.This is due
to the weather and the lack of getting the streets all in place
before the winter weather.The City Attorney will need to see if
they will need to put up a performance bond.The Commission
recommends that the City Attorney look this and make a decision
on this matter.Motioned by Blazanin,second by Applegate to
approve revised preliminary plat/master plan subject to review if
a performance bond is need for completion of drainage for plat 3.
Motion carried 7 to O.
December 28,1993 continued
Final Plat is tabled until an engineers certificate has been
acquired.
Would like some one from Veenstra &Kimm to inspect the drainage
on the North and let the Council know how far along they are.
Applegate motioned to approve subject to the engineers list being
completed.Motion died for lack of a second.
After more discussion,Applegate motion to approve the plat
subject to the check list being approved.Blazanin seconded.
Before the vote there was a comment from Hoifeldt.Hoifeldt
stated that he didn't like the way developers don't have their
documentation filled out and submitted to the proper people
completed.He is tired of accepting these plats with the clause
"subject to".He would like in the future to start making sure
everything is complete before they are accepted.Voting took
place and motion carried 7 to 0.
All State Gutter-tabled.
Monument signs-M-l,M-2 Districts.John Kursitis of Veenstra &
Kimm discussed a proposed Monument Sign Ordinance.Applegate
motioned,Steele seconded to recommend this to the council for
approval.A discussion took place.Voted 7 to 0.Motion
carried.
John Kursitis handed out the revised zoning ordinance for the
Planning &Zoning Commission to read over the next month and be
ready to discuss at the January meeting.
Officer assignments:Motioned by Applegate,second by Korpanty
to keep the officers the same as the previous year.Motion
carried 7 to 0.

Motioned by Hoifeldt,second by Applegate to adjourn at 9:10 P.M.
