The minutes of 4/26 were read and approved.Motioned by
Blazanin.seconded by Hoifeldt.Carried 5 to 0.
The first order of business was a discussion on Windsor West
regarding the drainage of lot 12.The Commission discussed this
with the two guests that they would need to discuss with the City
Council their concerns at the time the Construction Plans are
presented to the Council for approval.They asked to be notified
when this will be before the Council.(This will be referred to
Brian and ask him to notify them).
John Kursitis talked to the Commission about the rezoning of
Grace Hawbakers land.They will want it changed from A-1 to
restricted R-2 district which will allow only single family
homes.No action was taken at this time.
John Kursitis and the Commission went over part of the zoning
update.They will have a special meeting 6/14/94 just to go over
some more of the updates.
The next regular meeting will be held June 2Bth.
Motion by Applegate.second by Blazanin to adjourn at 9:00 P.M.

The Waukee Planning &Zoning Commission \"as called to order on
Tuesday,June 28th at 7:05 P.M.by Chairman Lloyd Royer.
Roll was taken and the following mernbe rs \.Jerepresent:Steele,

Guests:John Kursitis,Frank Duray,Jerry Oliver,John Smidt,
Mark Gruber,Torn Whitman.

The first item for discussion was with John Smidt from Hunter
Hallow Development,south of Waukee.He would like to divide the
10 acres he owns behind Sugar Creek and adjacent to Hunt e r Hallow
into 4 lots.He would build on one of the lot a home for
himself.He is within the two mile limit so he is asking the
Planning &Zoning Commission to approve this request as per
Dallas County Standards.The road situation was discussed at
length and John Smidt understands that if Waukee would annex them
they would not assume the responsibility of these roads until
they are brought up to City Standards.John stated that
basically these would be dr rveways and not high traffic roads.
They have a homeowners association that takes care of the roads
right now and this would continue.
Motioned by Steele,second by Heskett to recommend to the City
Council to adopt the county standards for this plat and waive tile
city at anda rds ,Mot ion carried 3 to 1.Blazanin vot ing no.
Hawbaker re-zoning.Mike Meyers and Iowa Realty own this
property.It is south of Hickman and east of the trailer park
and there is 80 acres involved in this re-zoning.
They would like this changed from A-I to restricted R-2 zoning.
Restricted zoning meaning single family detached residences.
They are proposing 3 dwellings per acre or 248 lots.The
property owners would maintain the buffer zone on the Hickman
Road side.The buffers would be installed by the developer and
the home owners would assume responsibility for them.
The Commission discussed with them the need for some Townhouses
and that this could also be used for a buffer zone.They are in
favor of this project if it could accommodate some Townhouses.
Motioned by Blazanin,second by Heskett to recommend to the
Council the Re-zoning of Grace Hawbaker's land from A-I to
restricted R-2 except approximately the N 400 ft of the W 700 ft
to be zoned &-4.Motioned carried 4 to 0.
Windsor West-The park set aside was being dlscussed at the Parks
Committee meetlng which was being held at the same time.No
actlon was taken at thls time.
Zoning Ordinance Update-John Kursitis discussed the updates and
they decided to have a speclal meeting on July 12,1994 to go
over the list of changed zoning ordinance updates.

The Waukee Planning &Zoning Commission was call to order at 7:04
P.M.by Vice-Chairman Joan Heskett.
Guests:Randy Krohn,Dan Stanborough,Frank Duroy,Russ
Hostlieter,John Kursitis,Mark Gruber.
Roll was taken and the following members were present:Applegate,
Blazanin,Heskett,Hoifeldt,Steele.Absent:Korpanty,Royer.
(Royer arrived at 7:20 P.M.and took over the meeting).
Dianna Van Zee was present and taking minutes.
The minutes of 6/28/94 were motioned by Steele and seconded by
Blazanin to be approved.Motion carried 5 to 0.
The first order of business is Leonard's Subdivision Plats 1 &2.
They are within the two mile radius of the Waukee City limits.
This plat of land is North of 1-80 and on the westside of the
road.This is the north of the Waukee/Booneville exit of the
interstate.Lot sizes will be approximately 1 1/2 acres.There
will be 8 in Plat 1 and 21 in Plat 2.They will be on the order
of the Sugar Creek Development.It will be serviced by Xenia
Rural Water.Discussion took place regarding the size of the
waterline.John Kurs1tis would like them to use 8"instead of 4"
as shown on their plans.This would allow them to hook hydrants
to them when city water was run to the project.Roads were also
discussed and it is the feelings of the Commission that the turn
around has to be large enough for the school busses to get back
into the division and back out.They will have to go to the
Council and ask to have the dry sewer ordinance waived due to the
fact sewer service will not be run to that development in the
near future.P&Z would like to see this as one plat instead of
two plats.
