Applegate motioned to accept plans with 8"waterline and 40ft
radius turn around for the school busses and accept street 60ft
right-of-way.Steel seconded.A discussion took place before
the voting.Motion carried 5 to 1 (Blazanin voted no).
Mark Gruber brought up a discrepancy with the height regulation
for the mobile homes regarding sheds.The ordinance will be
changed to read height requirement of 14'and to conform with the
rest of the city.
John Kursitis discussed the zoning map.He asked the P&Z to go
over the map district by district to see if that is how the map
should be zoned.
Annexation pockets were discussed.Motion by Applegate to get
the islands annexed.Second by Blazanin.Motion carried 5 to 1.
(Hoifeldt voting no).
Applegate motion to adjourn at 8:35 P.M.,second by Heskett.
Motion carried 6 to 0.
The next meeting will be August 23,1994.

The Waukee Planning &Zoning Commission was called to order by
Chairman Lloyd Royer at 7:00 P.M.on Tuesday,August 23,1994.
Dianna Van Zee was present and taking minutes.
Roll was taken and the following members were present:Heskett,
Blazanin,Royer,Hoifeldt,Steele,Applegate,Korpanty
Absent:None.
Guests:Jeff Downing,Randy Krohn,Doug Saltzgaver,Lynn Schafer
The minutes of 7/26 were read and approved after one correction
of the last vote which should be 6 to 0.(This has been noted
and changed).Motioned by Applegate and second by Heskett.
Motion carried 7 to 0.
Lynn Schafer discussed with the Commission about changing the
zoning to allow owners to live in their businesses.John
Kursitis discussed that the present ordinance would not allow it
and there would have to be a zoning change.She can not get a
variance.Motioned by Applegate,second by Heskett to recommend
to the Council owner occupied single family only apartments in
existing structures.Motion carried 7 to 0.
August 23 PIZ minutes cont.
Jeff Downing discussed the rezoning and preliminary plat of
Sunris€M~adows and Enterprise Business Park with the Commission.
Sunrise Meadows-R-2 lots.They will go under the road and hook
up with Phil Broderick's property for storm water retention.
They will put a storm sewer through his property to assure the
flow of water is proper.
Jeff wants this to be a TIF District for only the Commercial
property.He would not include the residential area.
Enterprise Business Park-Like Hickman West Industrial Park.This
would be light industrial.Commercial is intended to be shops
like eating,banking,cleaners,etc.
There is a waterway attached to the residential area and the PIZ
wants to recommend to the Council that the waterway be placed in
the Commercial plat.
Motioned by Applegate.second by Heskett to accept the
preliminary plat of Sunrise Meadow and Enterprise Business Park
with the change of incorporating the waterway with the Commercial
Plat.Motion carried 7 to 0.
Motion by Applegate,second by Korpanty to change the zoning from
A-I to R-2 and A-I to C-I.Motion carried 7 to 0.
Hoifeldt motion,second by Blazanin to recommend to the Council
to accept the Preliminary Plats of Sunrise Meadow and Enterprise
Industrial Park with the change of moving the waterway from the
residential to the commercial property.Before the vote there
was a discussion that took place regarding the bike path.Motion
carried 7 to 0.
*Note-Frank Hoifeldt wants the Council to know that there was
discussion regarding the extension of Warrior Lane and about the
sewer.
Randy Krohn-Sunset Ridge.Waterline has been changed to 8 inch.
Jan Blazanin discussed the 2 mile limit requirements.She felt
we should stick to the Ordinance or change the ordinance to I 1/2
or I mile limits but we need to stick with following those
requirements set up in the Ordinance.Lloyd told Randy that he
felt the council wouldn't approve this unless curb and gutters
were installed.John Kursitis hadn't reviewed the new plans yet.
Discussion took place about Sunset Drive being a collector street
and that it should have curb and gutters.
*Note-The Commission wants the Council aware that they are aware
of the curb and gutter problems.]

August 23 P&Z minutes cont.
John Kursitis present the Commission with a copy'of the zoning
Ordinance update-revised draft.They are to review and look over
this and decide if this the way they want the zoning laid out.
This will be discussed at the next Planning and Zoning meeting in
September.
Next meeting will be September 27th.
Applegate motioned,Blazanin second to adjourn the meeting at
8:55 P.M.Motion carried 7 to 0.

The Waukee Planning &Zoning Commission met on Tuesday,September
27th and was called to order by Chairman Royer at 7:08 P.M.
Roll was taken and the following members were present:Steele,
Royer,Korpanty,Hoifeldt.Absent:Blazanin,Applegate,Heskett.
Guests:Jack Inman,Frank Duroy,John Kursitis.
Dianna Van Zee was present and taking minutes.
The minutes were read and approved after some corrections.
(These have been changed.)Motioned by Hoifeldt,second by
Steele to approve the minutes with the changes being made.
Motion carried 4 to 0.
LIBERTY PARK TOWNHOMES FINAL PLAT i-A letter was handed out from
Veenstra &Kimm regarding matters that needed to be handled
before the plat could be approved.The checklist was gone over
and each questioned item was discussed.John Kursitis needs to
still see if the amount of the bond is adequate.There will be a
homeowners association.The water would be retained on lots 14,
15 &16.It will be grass and professional maintained.
