Chairman Mook called the June 24,2008 meeting of the Planning and Zoning Commission to.order at
7:00 p.rn.
Roll Call.Chairman Mook asked for a roll call and the following Commissioners were present:Steele,
Schmidt,Hoifeldt,Airhart,and Mook.Absent:Dutcher and Hassebroek.Others in attendance:Beth
Richardson,Brad Deets,Ben Landhauser,Dennis Dowell,John Kursitis,and Council Member Donald
Bailey,Jr.
Agenda Approval.Motion by Commissioner Schmidt,seconded by Commissioner Airhart,to "Approve
the Agenda for June 24,2008."Ayes:Schmidt,Airhart,Hoifeldt,Steele,and Mook.Nays:None.
Motion carried.
Approval of June 10,2008 Regular Meeting Minutes.Motion by Commissioner Hoifeldt,seconded by
Commissioner Schmidt to "Adopt the June 10,2008 Regular Meeting Minutes."Ayes:Hoifeldt,
Schmidt,Steele,Airhart,and Mook.Nays:None.Motion carried.
Open Forum.No one appeared to address the Commission during the Open Forum,
Approve the Site Plan for Westgate Business Park Lot 9.The proposed site is located within
Westgate Business Park Plat 2 and identified as Lot 9.The proposal is for the construction of a single-
story,5,854 square foot building housing the operations of Systems Management and Balancing,Inc.;a
company that specializes in heating,cooling,and ventilation systems.The applicant will be submitting
an application to obtain LEED Certification for this project.Commissioner Schmidt requested
clarification on the maintenance for the prairie grass up until it has established itself.Eric Higginson with
Brian Clark Associates explained the site will use a low-grow prairie grass mixture that will only need to
be mowed annually as the average height is projected to be 18 inches with a 24 inch maximum height
during the flowering stage.The developer is also proposing a formal edge of a 6 foot sod band along SE
Olson Drive.David Voss with GE Wattier Architecture discussed the exterior building elevations.The
applicant is proposing to construct precast concrete facades on the north and south elevations with
architectural metal caps on the east and west.Material samples were provided for the Commissioners to
review.Commissioner Mook expressed concern with the ribbed panels'potential to have a minor like
reflection upon vehicles in the adjacent street.Commissioner Mook requested the material be reviewed
and commented back to city staff.Motion by Commissioner Steele,seconded by Commissioner Schmidt
to "Approve the Site Plan for Westgate Business Park Lol9 subject to remaining staff comments."Ayes:
Steele,Schmidt,Hoifeldt,Airhart,and Mook.Nays:None.Motion carried.
New Business.Director of Planning,Brad Deets,informed the Commissioners of the Council's
decision to move forward with a Green Initiative that had been discussed during the Staff and City
Council Goal Setting session earlier in the week.
Adjourrnuent.Motion by Commissiouer Steele,second by Commissioner Schmidt,to adjourn at
7:41 P.M.Ayes:Steele,Schmidt,Airhart,Hoifeldt,and Mook.Nays:None.Motion carried.Meeting
