Members present were: Members absent were: Inman,Gutshall,Anderson and Volkmer Thompson The minutes were read and stood approved. Guests and staff at this meeting were:Tom McClure,Brian Redshaw, and Ray Rinard. The purpose of this meeting was to reconsider a proposed variance for Ray Rinard who lives at RR l--Lot 767 of Midwest Mobile Home Court. Tom McClure,Zoning Administrator, listed 3 concerns which lead him to deny the building permit for the proposed garage. 1.The structure must be 2'away from the lot line and the overhang 2.Section 30l.l5E of the Waukee Municipal Code requires a 20' setback of all structures from the street right-of-way.Mr.Rinard requests that his garage be 13'away from the street. January 15,1986---cont not less than 12". 3.Section 308.8 of the Waukee Municipal Code does not allow the construction of accessory buildings in any yard other than the rear yard.Mr Rinard requests the ability to construct a garage in his front yard. Mr Rinard cited the fact that other mobile home owners have the priv- ilege of garages for their cars and indicated that a hardship was created,in his case, due to the dimensions of his corner lot. Moved by Anderson, second by Volkmer,to accept the variance for Mr. Rinard with the understanding that a 2'separation be maintained from the lot line,a 10'separation from both his trailer and his neighbors be maintained from the garage, and a l'separation be maintained from the overhang and the lot line.It is understood that the garage is to be located in the front yard.Carried 4 to O. This ruling pertains to odd shaped lots in R-6 zones only which have ha~dships associated with locating garages in rear yards. Either site plan presented by Mr.Rinard is acceptable pend~ng app- roval of the trailer park manager for the driveway location.
