AGENDA ITEM: Consideration of approval of a resolution approving a final plat for Stratford
Crossing Plat 8
FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON: The applicant is requesting approval of a final plat for a
7.98-acre residential development located north of Hickman Road and west of
NW 10th Street. The plat identifies 29 lots for single family residential
development. All lots meet the minimum requirements of the R-2 zoning
district. Public improvements have been substantially completed for the
development. All lots will be served by public utilities.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed the final plat request at their meeting on October 27, 2020 and
recommended approval:
Approval of a Final Plat for Stratford Crossing Plat 8
Senior Planner, Andy Kass, introduced the request for approval of a final plat for a residential
subdivision as submitted by the applicant, Stratford Crossing LLC. The subject property is generally
located north of Hickman Road and west of 10th Street, containing approximately 8 acres.
Mr. Kass advised that the final plat identifies a total of 29 lots for single family residential
development that meet or exceed the minimum R-2 zoning regulations. NW Georgetown Lane will be
extended with this plat and a new street, NW Bennington Lane, will be constructed. Five-foot wide
sidewalks will be constructed along both sides of the streets throughout the plat with individual lot
development. All public utilities have been extended throughout the plat, and parkland dedication has
been satisfied with plat 6. Storm water detention is managed with the regional detention basin to the
north of the plat.
At this time staff would recommend approval of the final plat subject to remaining staff comments,
review of the legal documents, and completion of the public improvements.
Commissioner Streit moved to approve the final plat for Stratford Crossing Plat 8. The motion was
seconded by Commissioner Inman. Ayes: Ward, Koshy, Streit, and Hoifeldt. Nays: None. Motion
Carries.
STAFF REVIEW AND COMMENT: Staff would recommend approval of the final plat.
RECOMMENDATION: Approve the resolution.

APPROVING THE FINAL PLAT FOR STRATFORD CROSSING PLAT 8
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, STRATFORD CROSSING, LLC, has requested final plat approval of Stratford Crossing Plat
8 (the “Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat on
October 27, 2020, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Stratford Crossing Plat 8 and the documents relating thereto will comply
with Section §303 - Land Subdivision Ordinance of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this 16th
day of November, 2020, that the Final Plat for Stratford Crossing Plat 8 be and the same is hereby accepted
and approved by the City Council of the City of Waukee.
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the following easements and
documents to be filed with the Plat:
1. Warranty Deed (Street Lot A);
2. Public Utility Easement;
3. Sanitary Sewer Easement;
4. Overland Flowage Easement;
5. Storm Sewer Easement;
6. Electric Easement;
7. Offsite Water Main Easement;
8. Offsite Sanitary Sewer Easement; and
9. Offsite Storm Sewer Easement.

The subject property is located north of Hickman Road and west of NW 10th Street within the Stratford Crossing
neighborhood.
PROJECT DESCRIPTION
LOTS
The final plat indicates a total of 29 lots for single family residential development. The lots range in size from 9,045
square feet to 12,320 square feet. All lots meet or exceed the minimum requirements of the R-2 district. Table 1 below
summarizes the minimum requirements for the lots within the plat.

STREETS AND TRAILS
Extensions of NW Georgetown Drive and NW Bennington Drive are currently under construction. Five-foot wide
sidewalks will be constructed along both sides of the streets throughout the plat with individual lot development.
UTILITIES
Utilities have been extended to provide service to each lot. Storm water detention will be accommodated in a regional
pond to the north of the plat. The pond will be owned and maintained by an association.
PARKLAND
Parkland dedication was satisfied with previous plats.

Staff recommends approval of the final plat for Stratford Crossing Plat 8 subject to remaining staff comments, review of
the legal documents, and completion of public improvements.
