FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS: COMMISSION/BOARD/COMMITTEE COMMENT: N/A STAFF REVIEW AND COMMENT: Staff is requesting direction on which alignment to proceed with as the developer is anxious to proceed forward on a preliminary plat approval request. Alignment Concepts PREPARED BY: Brad Deets, Development Services Director REVIEWED BY: PUBLIC NOTICE INFORMATION – NAME OF PUBLICATION: DATE OF PUBLICATION: I13 22 Hamilton Ridge Street Network Option 1: Silverleaf Lane Extension from Ute Avenue to Ashworth 33 Hamilton Ridge Street Network Option 1: Silverleaf Lane Extension from Ute Avenue to Ashworth Pros: •Continues the street system connectivity through the neighborhoods which is a principle of good neighborhood design •Eliminates the current dead end on Silverleaf Lane which creates some maintenance issues for Public Works •Complies with the Waukee Fire Code •Provides secondary emergency services access to Willow Pines neighborhood •Provides access to Willow Pines neighborhood for future Ute Avenue reconstruction Cons: •Increased traffic and safety concern on Silverleaf Lane 44 Hamilton Ridge Street Network Sugar Creek Attendance Boundary 55 Hamilton Ridge Street Network Proposed Intersection Improvements 66 Hamilton Ridge Street Network Option 2: Extend Silverleaf Lane as a cul de sac with no outlet to Ashworth 77 Hamilton Ridge Street Network Pros: •Reduces the amount of traffic along Silverleaf Lane with the addition of only 14 new homes •Eliminates the maintenance concerns and provides a proper turnaround for Public Works employees for snow removal •Reduces the amount of grading required within the Hamilton Ridge Development along Ashworth Road Cons: •Creates significant Fire Code compliance issues •Reduces neighborhood connectivity Option 2: Extend Silverleaf Lane as a cul de sac with no outlet to Ashworth 88 Hamilton Ridge Street Network Option 3: Extend new cul de sac off of Ashworth Road and eliminate connection to Willow Pines 99 Hamilton Ridge Street Network Pros: •Eliminates the traffic concerns on Silverleaf Lane within Willow Pines Cons: •Does not resolve existing Fire Code compliance issues •Eliminates neighborhood connectivity •Creates permanent maintenance issues for Public Works •Opens new policy issues for future neighborhood development in Waukee Option 3: Extend new cul de sac off of Ashworth Road and eliminate connection to Willow Pines
