AGENDA ITEM: Public hearing on a proposal to enter into a Lease Agreement (Business
Property) between Finn & Laughlin Family Dentistry, PC, and the City
of Waukee, Iowa
FORMAT: Public Hearing
SYNOPSIS INCLUDING PRO & CON: The City currently holds a lease with Finn &
Laughlin Family Dentistry, PC for approximately 1,975 square feet of
space located at the west end of City Hall. The existing lease does not
expire until August 31, 2031. The lease plans to proceed forward with
an extensive interior remodel to the space and have requested the lease
be extended to protect their investment in the proposed interior remodel.
The proposed lease extends the previous terms an additional five years to
August 31, 2036 and modifies the base rent for the additional five years.
The new lease also includes provisions for assignment in the event that
one of the doctors within the practice were to leave.
All other material terms of the existing lease were left unchanged in the
new lease which was prepared by the City Attorney.
