Ridge Plat 7
FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON: Hamilton Ridge, LLC, requests approval of a final plat for
3.91-acres of property located south of Ashworth Road and east of U Place.
The plat includes a total of 14 lots for single-family residential development.
All lots meet or exceed the minimum requirements of the R-2 zoning district.
Extensions of streets and utilities have been completed by the developer.

COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed this request on November 23, 2021, and recommended approval subject to remaining
staff comments.
Approval of a Final Plat for Hamilton Ridge Plat 7
City Planner, Bill Mettee, introduced the request for approval of a final plat for a single-family
residential subdivision as submitted by the applicant Hamilton Ridge, LLC. The subject property is
generally located south of Ashworth Road and east of U Place containing approximately 3.91 acres.
Mr. Mettee advised that the final plat indicates a total of 14 lots ranging in size from 8,046 square feet
to 23,377 square feet with all lots meeting or exceeding the bulk regulations of the R-2 Standard Bulk
Regulations. The plat also identifies one public street extension, and five foot wide sidewalks
constructed along either side of the street with individual lot development. Public utilities have been
extended to service the property, and Stormwater detention will be provided via several out lots on the
south end of the Hamilton Ridge development. Parkland dedication will be provided in a future phase
for the entire development with the dedication of the 15.89 acres along the drainage corridor.
At this time staff would recommend approval of the final plat subject to remaining staff comments,
review of the legal documents, and completion of public improvements.
Commissioner Streit questioned how many plats were in the development. Planning
Coordinator, Andy Kass, advised that there would be a total of 9 or 10 plats.
Commissioner Hoifeldt moved to approve the preliminary plat for Hamilton Ridge Plat 7 subject to
remaining staff comments, review of the legal documents, and completion of public improvements.
Commissioner Streit seconded the motion. Ayes: Streit, Hoifeldt, Koshy, Ward, and Gerlitz. Nays:
none. Motion Carried.

APPROVING THE FINAL PLAT FOR HAMILTON RIDGE PLAT 7
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, HAMILTON RIDGE, LLC, has requested final plat approval of Hamilton Ridge Plat 7
(the “Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on November 23, 2021, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Hamilton Ridge Plat 7 and the documents relating thereto will comply
with Section §303 - Land Subdivision Ordinance of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
3rd day of January, 2022, that the Final Plat for Hamilton Ridge Plat 7 be and the same is hereby
accepted and approved by the City Council of the City of Waukee.
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the following easements
and documents to be filed with the Plat:
1. Warranty Deed (Street Lots A);
2. Public Utility Easement;
3. Public Utility Easement;
4. Overland Flowage Easement;
5. Public Sanitary Sewer Easement;
6. Public Snow Storage Easement; and
7. Private Storm Sewer Easement

PROJECT DESCRIPTION
LOTS
The final plat indicates a total of 14 lots for single family residential development. The lots range in size from 8,046
square feet to 23,377 square feet. The plat is zoned R-2 One and Two-Family Residential. All lots meet or exceed the
bulk regulations for the R-2 zoning district. Table 1 below summarizes the minimum requirements for the lots within the
plat.

UTILITIES
All utilities have been extended throughout Hamilton Ridge Plat 3 to the west and will be extended to provide services
to the 14 proposed lots of Hamilton Ridge Plat 7. Stormwater detention will be provided via several outlots on the
south end of Hamilton Ridge.
PARKLAND
Parkland dedication will occur with future phases of the Hamilton Ridge neighborhood. In the future the City will
acquire 15.89-acres to the south along the drainage corridor for greenway preservation and trail development.
