AGENDA ITEM: Consideration of approval of a Motion to set a Public Hearing Date of
August 1, 2022, as the date of public hearing on an ordinance to amend
Chapter 169, Zoning Ordinance, City of Waukee, Iowa, by rezoning
certain property from C-1 (Community & Highway Service Commercial
District) / PD-1 (Planned Development Overlay) and C-1A
(Neighborhood Commercial District) / PD-1 (Planned Development
Overlay) to C-1 (Community & Highway Service Commercial District) /
PD-1 (Planned Development Overlay) [Waukee Towne Center]
FORMAT: Motion
SYNOPSIS INCLUDING PRO & CON: Staff has received a request for rezoning of
approximately 48-acres of property from C-1/PD-1 and C-1A/PD-1 to C-
1/PD-1. The property is generally located west of SE Alice’s Road and
south of Hickman Road. The applicant has received the necessary
consent from property owners within 250-feet.
The public hearing for this request was previously scheduled for July 5,
2022, however, due to some issues with the application and incomplete
project details, the hearing has to be rescheduled.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT:
STAFF REVIEW AND COMMENT: Staff would recommend approval of the City Council
setting the public hearing date for August 1, 2022, to discuss this matter
further. Council action to set the public hearing date does not indicate
support for the project. Rather, it represents the Council’s willingness to
allow the public hearing process to continue.
RECOMMENDATION: Approve the motion.
