HomeMy WebLinkAbout2022-07-18 I10 Graff Subdivision_Final Plat AGENDA ITEM: CITY OF WAUKEE, IOWA CITY COUNCIL MEETING COMMUNICATION MEETING DATE: July 18, 2022 AGENDA ITEM: Consideration of approval of a resolution approving a final plat for Graff Subdivision FORMAT: Resolution SYNOPSIS INCLUDING PRO & CON: The applicant is requesting approval of a final plat for a 2.20-acre single family residential lot consolidation, located north of Arrowhead Drive and east of Ute Avenue. The plat identifies combining two existing lots into one lot for the purpose of single-family residential development. The plat also includes an outlot for surface water flowage easement. FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS: COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission reviewed the final plat request at their meeting on June 28, 2022 and recommended approval: Approval of a Final Plat for Graff Subdivision Senior City Planner, Melissa DeBoer, introduced the request for approval of a preliminary and final plat for a residential lot consolidation as submitted by the applicants, Alan and Tara Graff. The property is generally located north of Arrowhead Drive and east of Ute Avenue, containing Approximately 2.20 acres. Mrs. DeBoer advised that the subject property was originally platted as two lots and an outlot within the Painted Woods subdivision and the request, if approved, would combine these lots into one lot. No new streets are proposed with this plat, and a five-foot-wide sidewalk will be constructed along Arrowhead Drive at time of home construction. Public utilities exist to serve the proposed site. Staff recommends approval of the preliminary plat and final plat for Graff Subdivision subject to remaining staff comments and review of the legal documents. • Commissioner Streit clarified that there is nothing currently on the site. Mrs. DeBoer advised that was correct. Commissioner Koshy moved to approve the final plat for Graff Subdivision subject to any remaining staff comments and review of the legal documents. Commissioner Streit seconded the motion. Ayes: Hoifeldt, Streit, Inman, Koshy, and Tessau. Nays: none. Motion Carried. STAFF REVIEW AND COMMENT: Staff recommends approval of the final plat. Final Plat PREPARED BY: Melissa DeBoer, Senior Planner REVIEWED BY: THE CITY OF WAUKEE, IOWA RESOLUTION 2022- APPROVING THE FINAL PLAT FOR GRAFF SUBDIVISION IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal Organization; AND, WHEREAS, Alan and Tara Graff, has requested final plat approval of Graff Subdivision (the “Plat”); AND, WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat on June 28, 2022, subject to remaining staff comments and review of the legal documents; AND, WHEREAS, the Final Plat for Graff Subdivision and the documents relating thereto will comply with Section §176 - Subdivision Regulations of the Waukee Municipal Code. PROJECT DESCRIPTION LOTS The preliminary plat and final plat identify the consolidation of two lots into one lot for the purpose of single-family residential development. The plat also includes an outlot (Outlot 1A) for a surface water flowage easement. The lot (Lot 1) is proposed to be 2.15 acres and the outlot (Outlot 1A) is proposed to be 0.05 acres. STREETS AND SIDEWALK No new streets are proposed with this plat. A five foot wide sidewalk will be constructed along Arrowhead Drive at time of home construction. UTILITIES All public utilities will serve the proposed lot with the existing mains located along Arrowhead Drive. STAFF RECOMMENDATION Staff recommends approval of the preliminary plat and final plat for Graff Subdivision subject to remaining staff comments and review of the legal documents.
