AGENDA ITEM: Consideration of approval of a resolution approving a final plat for Cove at
Kettlestone Plat 4
FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON: The applicant is requesting approval of a final plat for a
3.35-acre commercial subdivision.
The plat identifies a total of two lots for commercial/retail development. Lot 1
is 1.73-acres in area and Lot 2 is 1.62-acres in area.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed the final plat request at their meeting on July 12, 2022 and
recommended approval:
Approval of a Final Plat for Cove at Kettlestone Plat 4
Senior Planner, Melissa DeBoer, introduced the request for approval of a final plat for a
commercial subdivision as submitted by the applicant, Hawthorne Pointe, LLC. The subject property
is generally located south of SE University Avenue and west of SE Waco Place, Containing
approximately 3.35 acres.
Mrs. DeBoer advised that the purpose of the final plat is to split the current lot into two lots.
Lot one would be 1.73 acres in area, and lot 2 would be 1.62 acres in area. Both lots will remain zoned
for commercial/retail development. Access to the lots will be provided via SE Bishop Drive or SE
Waco Place, a 10-foot-wide trail will be installed on the east side of Lot 2, and a 5-foot side walks will
be required along other street frontages. Utilities are available to the site and Stormwater detention will
be separate for each lot and constructed with development.
At this time staff recommends approval of the final plat for Cove at Kettlestone Plat 4 Subject
to remaining staff comments and review of the legal documents.
Commissioner Broderick moved to approve the final plat for Cove at Kettlestone Plat 4
subject to any remaining staff comments. Commissioner Hoifeldt seconded the motion. Ayes: Gerlitz,
Hoifeldt, Inman, Broderick, and Tessau. Nays: none. Motion Carried.
STAFF REVIEW AND COMMENT: Staff recommends approval of the final plat.
RECOMMENDATION: Approve the resolution.

RESOLUTION 2022-
APPROVING THE FINAL PLAT FOR COVE AT KETTLESTONE PLAT 4
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, Hawthorne Pointe LLC, has requested final plat approval of Cove at Kettlestone Plat 4
(the “Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on July 12, 2022, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Cove at Kettlestone Plat 4 and the documents relating thereto will
comply with Section §176 - Subdivision Regulations of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
1st day of August, 2022, that the Final Plat for Cove at Kettlestone Plat 4 be and the same is hereby
accepted and approved by the City Council of the City of Waukee.

PROJECT DESCRIPTION
LOTS
The final plat indicates a total of two (2) lots for commercial/retail development. The subject property is currently one
(1) lot and the applicant requests approval to further divide the existing lot. Lot 1 is 1.73-acres in area and lot 2 is 1.62-
acres in area.
STREETS AND TRAIL
Access to the lots will be provided via SE Bishop Drive or SE Waco Place. An existing private access easement will also
provide access to the lots through the private development.
A 10-foot wide trail will be installed on the east side of Lot 2 when it develops. Five-foot-wide sidewalks will be installed
as each lot is developed along other street frontages.
UTILITIES
Utilities were previously extended to serve the development as part of Cove at Kettlestone Plat 1. Storm water
detention will be accommodated as each lot develops.
STAFF RECOMMENDATION
Staff recommends approval of the final plat for Cove a Kettlestone Plat 4 subject to remaining staff comments and
review of the legal documents.
