AGENDA ITEM: Consideration of approval of a resolution approving a final plat for
Stratford Crossing Plat 10
FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON: Stratford Crossing, LLC, requests approval of a final
plat for a 12.78-acre single family residential subdivision. The property
is located south of NW Douglas Parkway and west of NW 10th Street.
The final plat identifies the creation of 22 single family lots. All lots
meet or exceed the minimum requirements of the R-2 zoning district.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning
Commission reviewed the request at their meeting on April 12, 2022,
recommended approval subject to remaining staff comments:
Approval of a Final Plat for Stratford Crossing Plat 10
Community Development Director, Andy Kass, introduced the request for approval of a final plat
for a single-family development as submitted by the applicant, Stratford Crossing, LLC. The
property is generally located north of Hickman Road and west of N. 10th Street containing
approximately 12.78 acres.
Mr. Kass advised the final plat identifies a total of 22 lots ranging in size from 11,625 square feet
to 41,495 square feet. All lots are zoned R-2 (One and Two Family Residential) and meet the
minimum requirements of the Bulk Regulations related to that zoning district. Several public
street extensions are underway, and utilities have been extended to each lot. Stormwater detention
is accommodated for by a regional pond to the north of the plat which will be owned and
maintained by an owner’s association. Parkland dedication requirements were satisfied with a
previous plat.
At this time staff would recommend approval subject to any remaining staff comments, review of
the legal documents, and completion of public improvements.
Commissioner Broderick moved to approve the final plat for Stratford Crossing Plat 10 subject to
any remaining staff comments, review of the legal documents, and completion of public
improvements. The motion was seconded by commissioner Streit. Ayes: Gerlitz, Hoifeldt, Streit,
Inman, Broderick, and Tessau. Nays: none. Motion Carried.

STAFF REVIEW AND COMMENT: Staff’s position is that the proposed final plat meets the
intent and the requirements of the Zoning Ordinance and the Waukee
Subdivision Ordinance.
RECOMMENDATION: Staff recommends approval of the Final Plat for Stratford Crossing
Plat 10.

APPROVING THE FINAL PLAT FOR STRATFORD CROSSING PLAT 10
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, STRATFORD CROSSING, LLC, has requested final plat approval of Stratford Crossing
Plat 10 (the “Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on April 12, 2022, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Stratford Crossing Plat 10 and the documents relating thereto will
comply with section §176 – Subdivision Regulations of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
15th day of August, 2022, that the Final Plat for Stratford Crossing Plat 10 be and the same is hereby
accepted and approved by the City Council of the City of Waukee.
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the following easements
and documents to be filed with the Plat:
1. Warranty Deed (Street Lots A & B)
2. Public Storm Sewer Easement;
3. Public Sanitary Sewer Easement;
4. Public Utility Easement;
5. Overland Flowage Easement;
6. Public Water Main Easement;
7. Public Storm Sewer Easement;
8. Public Snow Storage Easement;
9. Public Sanitary Sewer Easement;
10. Private Landscape Buffer Easement;
11. Private Storm Sewer Easement; and
12. Private Storm Sewer Easement

HISTORY
The subject property is located north of Hickman Road and west of NW 10th Street within the Stratford Crossing
neighborhood.
PROJECT DESCRIPTION
LOTS
The final plat indicates a total of 22 lots for single family residential development. The lots range in size from 11,625
square feet to 41,495 square feet. All lots meet or exceed the minimum requirements of the R-2 district. Table 1 below
summarizes the minimum requirements for the lots within the plat.

STREETS AND TRAILS
Extensions of NW Georgetown Drive, NW Bull Run Court, and NW Douglas Parkway are currently under
construction. Five-foot wide sidewalks will be constructed along both sides of the streets throughout the plat with
individual lot development.
UTILITIES
Utilities have been extended to provide service to each lot. Storm water detention will be accommodated in a regional
pond to the north of the plat. The pond will be owned and maintained by an association.
PARKLAND
Parkland dedication was satisfied with previous plats.
