AGENDA ITEM: Consideration of approval of a resolution approving a final plat for Prairie
Crossing Plat 10
FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON: The applicant is requesting approval of a final plat for a
2.77-acre commercial subdivision, located north of Hickman Road and east of
NE Westgate Drive.
The plat identifies combining two existing lots into one lot for the purpose of
commercial development.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed the final plat request at their meeting on July 12, 2022 and
recommended approval:
Approval of a Final Plat for Prairie Crossing Plat 10
Senior Planner, Melissa DeBoer, introduced the request for approval of a final plat for a commercial
subdivision as submitted by the applicant, Alice’s L.C., Knapp Properties. The subject property is
generally located north of Hickman Road and east of NE Westgate Drive, containing approximately
2.77 acres.
Mrs. DeBoer advised that the purpose of the final plat is to combine two lots into one lot
approximately 2.77 acres in size. The lot will remain zoned for commercial/retail development. No
new accesses are proposed with the plat, current access is provided off of nearby public streets. 5 foot
side walk is shown on the south side of NE Venture Drive. Utilities are available to the site and
Stormwater detention will be constructed with development.
At this time staff recommends approval of the final plat for Prairie Crossing Plat 10, subject to
remaining staff comments and review of the legal documents.
Commissioner Hoifeldt moved to approve the final plat for Prairie Crossing Plat 10 subject to
any remaining staff comments. Commissioner Gerlitz seconded the motion. Ayes: Gerlitz, Hoifeldt,
Inman, and Broderick. Recused: Tessau. Nays: none. Motion Carried.
STAFF REVIEW AND COMMENT: Staff recommends approval of the final plat.
RECOMMENDATION: Approve the resolution.

RESOLUTION 2022-
APPROVING THE FINAL PLAT FOR PRAIRIE CROSSING PLAT 10
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, Alices, L.C., Knapp Properties Inc., has requested final plat approval of Prairie Crossing
Plat 10 (the “Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on July 12, 2022, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Prairie Crossing Plat 10 and the documents relating thereto will comply
with Section §176 - Subdivision Regulations of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
15th day of August, 2022, that the Final Plat for Prairie Crossing Plat 10 be and the same is hereby
accepted and approved by the City Council of the City of Waukee.

HISTORY
The subject property was recently platted as Lots 2 and 3 in Prairie Crossing Plat 9. The applicant is
requesting the two lots be combined to form one lot. This property is currently vacant, undeveloped land.
PROJECT DESCRIPTION
LOTS
The final plat identifies the consolidation of two lots into one lot for commercial development. The lot is 2.77
acres in area. Table 1 below summarizes the bulk regulations for the C-1B zoning district.

STREETS AND SIDEWALKS
No new accesses are proposed with this plat. There are already existing accesses nearby off of the public
streets. A five-foot wide sidewalk is proposed along the south side of NE Venture Drive. This sidewalk will be
installed with individual lot development.
EASEMENTS
No new easements are proposed with this plat. Several easements exist within the plat based upon the
location of proposed utilities. Ingress/egress is provided through a blanket easement for the entire Prairie
Crossing development.

UTILITIES
Utilities have been extended to service the proposed plat with previous plats in the Prairie Crossing
development.
Storm sewer detention will be provided for the lot at time of site plan approval.
