SYNOPSIS INCLUDING PRO & CON: Hamilton Ridge, LLC, requests approval of a final plat for
7.09-acres of property located south of Ashworth Road and east of U Place.
The plat includes a total of 18 lots for single-family residential development.
All lots meet or exceed the minimum requirements of the R-2 zoning district.
Extensions of streets and utilities have been completed by the developer.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed this request on July 26, 2022, and recommended approval subject to remaining
staff comments.
Approval of a Final Plat for Hamilton Ridge Plat 6
City Planner, Bill Mettee, introduced the request for approval of a final plat for a single-family
residential subdivision as submitted by the applicant, Hamilton Ridge LLC. The subject property is
generally located south of Ashworth Road and east of U Place, containing approximately 7.09 acres.
Mr. Mettee advised that the final plat identifies a total of 18 lots ranging in size from 9,056
square feet to 22,568 square feet in size. All lots are zoned R-2 (one and two family residential) and
currently meet all bulk regulations of the R-2 district. Two public street extensions are identified on
the plat and five-foot-wide sidewalks will be constructed along both sides of the streets with individual
lot development. All utilities are available for extension to the lots and stormwater detention is
provided via several Outlots within the development. Parkland for the development is satisfied with
the dedication of Outlot Z.
At this time staff would recommend approval of a Final Plat for Hamilton Ridge Plat 6 subject
to any remaining staff comments, review of the legal documents, and completions of public
improvements.
Commissioner Broderick moved to approve a final plat for Hamilton Ridge plat 6 subject to
any remaining staff comments, review of the legal documents, and completions of public
improvements. the motion was seconded by commissioner Hoifeldt. Ayes: Hoifeldt, Streit, Koshy,
Broderick, and Tessau. Nays: none. Motion Carried.
STAFF REVIEW AND COMMENT: Staff recommends approval of the final plat for Hamilton
Ridge Plat 6 subject to any remaining staff comments and review of the legal
documents.
RECOMMENDATION: Approve the resolution

APPROVING THE FINAL PLAT FOR HAMILTON RIDGE PLAT 6
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, HAMILTON RIDGE, LLC, has requested final plat approval of Hamilton Ridge Plat 6
(the “Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on July 26, 2022, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Hamilton Ridge Plat 6 and the documents relating thereto will comply
with Section §303 - Land Subdivision Ordinance of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
3rd day of October, 2022, that the Final Plat for Hamilton Ridge Plat 6 be and the same is hereby
accepted and approved by the City Council of the City of Waukee.
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the following easements
and documents to be filed with the Plat:
1.Warranty Deed (Street Lots A);
2.Public Storm Sewer and Overland Flowage Easement;
3.Public Snow Storage Easement;
4.Public Sanitary Sewer Easement;
5.Public Utility Easement;
6.Private Storm Sewer Easement;
7.Overland Flowage Easement;

PROJECT DESCRIPTION
LOTS
The final plat indicates a total of 18 lots for single family residential development. The lots range in size from 9,056
square feet to 22,568 square feet. The plat is zoned R-2 One and Two-Family Residential. All lots meet or exceed the
bulk regulations for the R-2 district. Table 1 below summarize the minimum requirements for the lots within the plat.

STREETS AND TRAILS
Extensions of two (2) public streets (Harrington Way and Canterbury Circle) are included as part of this plat. Five-foot
wide sidewalks will be constructed along both sides of the streets throughout the plat with individual lot development.
UTILITIES
All utilities have been extended throughout the plat. Stormwater detention will be provided via several outlots on the
south end of Hamilton Ridge.
PARKLAND
The preliminary plat for the overall concept of Hamilton Ridge identified Outlot Z as an area to be dedicated to the City
of Waukee for parkland dedication. Outlot Z is 15.89-acres in area. The City’s intent for Outlot Z would be to preserve
the floodway and greenbelt corridor. In addition, the nature of the property provides opportunities for future
recreational and trail amenities.
