Loop Plat 2
FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON: The Quarter at Waukee, LLC, requests approval of a final
plat for 6.5-acres of property located north of Ashworth Road and west of
Grand Prairie Parkway. The plat includes a total of 3 lots for commercial
development. All lots meet or exceed the minimum requirements of the K-RR
zoning district. There are no public improvements associated with this plat.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed this request on September 27, 2022, and recommended approval subject to remaining
staff comments.
Consider a request from The Quarter at Waukee, LLC for approval of a Final Plat for KeeTown
Loop Plat 2.
Community Development Director, Andy Kass, presented the staff report, outlining the scope of the
project.
The applicant, The Quarter at Waukee, LLC is requesting approval of a final plat, containing 6.5-acres.
The parcels are located near the intersection of SE Parkview Crossing Drive and SE Tallgrass Lane.
The purpose of the final plat is to divide two parcels of land into three parcels for financing and
construction related reasons. The parcels were originally platted in KeeTown Loop Plat 1.
Mr. Kass explained that the parcels ranged in sizes from 1.46-acres to 3.36-acres in area, which meet
the requirements of the K-RR district. No new public improvements are associated with the plat.
Motion was made by Alex Broderick to approve the Final Plat. The motion was seconded by Luke
Streit. On voice vote: All ayes: Motion carries 5-0
STAFF REVIEW AND COMMENT: Staff recommends approval of the final plat for KeeTown
Loop Plat 2.
RECOMMENDATION: Approve the resolution

RESOLUTION 2022-
APPROVING THE FINAL PLAT FOR KEETOWN LOOP PLAT 2
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, The Quarter at Waukee, LLC, has requested final plat approval of KeeTown Loop Plat 2
(the “Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on September 27, 2022, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for KeeTown Loop Plat 2 and the documents relating thereto will comply
with Section §303 - Land Subdivision Ordinance of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
17th day of October, 2022, that the Final Plat for KeeTown Loop Plat 2 be and the same is hereby
accepted and approved by the City Council of the City of Waukee.

HISTORY
The subject property was platted and a site plan for the music venue located within the development was approved in
early 2022. The applicant has requested to replat two of the existing lots within KeeTown Lop Plat 1 to better facilitate
future development.
PROJECT DESCRIPTION
LOTS
The final plat identifies three (3) lots to be platted. Currently, the lots are configured as two (2) lots within Plat 1 (Lots 1
and 4). The proposed lots range in size from 1.46-acres to 3.36-acres in area. All proposed lots meet with minimum
requirements of the K-RR district.
STREETS, UTILITIES & TRAILS
There are no public improvements associated with the plat.
EASEMENTS
All proposed easements have been indicated on the plat.
STAFF RECOMMENDATION
The proposed plat is in general conformance with the Subdivision Ordinance and the proposed land use of the property
is consistent with the Comprehensive Plan. Staff recommends approval of the final plat for KeeTown Loop Plat 2 subject
to remaining staff comments and review of the legal documents.
