Rose Plat 6
FORMAT:Resolution
SYNOPSIS INCLUDING PRO & CON: Prairie Rose Waukee, LLC, requests approval of a final
plat for 25.57-acres of property located north of NW Douglas Parkway and
west of N Warrior Lane. The plat includes a total of 48 lots for single-family
residential development. All lots meet or exceed the minimum requirements
of the R-2 zoning district. Extensions of streets and utilities have been
completed by the developer.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed this request on October 11, 2022, and recommended approval subject to remaining
staff comments and review of the legal documents
Approval of a Final Plat for Prairie Rose Plat 6
City Planner, Bill Mettee, provided an outline of the project, as shown in the staff report. The
applicant, Prairie Rose Waukee, LLC requests approval of a final plat for a residential subdivision,
located north of NW Douglas Parkway and west of N Warrior Lane, containing 25.57-acres. Mr.
Mettee stated that parcel was zoned R-2 One and Two-Family Residential.
The plat identifies 48 lots for single-family residential development. The lots range in size from
10,500-square feet to 22,466-square feet and all lots meet or exceed the minimum requirements in the
R-2 district.
Mr. Mettee stated that four streets would be extended throughout the plat and five-foot sidewalks
would be installed as each individual lot develops. Parkland Dedication was satisfied with the
Preliminary Plat for Phase II of Prairie Rose. Storm water detention will be provided in Outlot Z. This
pond will be owned and maintained by an association.
The Final Plat meets the subdivision ordinance and staff recommended approval of the Final Plat for
Prairie Rose Plat 6 subject to remaining staff comments and review of the legal documents.
Motion was made by Luke Streit to approve the Final Plat. The motion was seconded by Kullen
Koelker. On voice vote: All ayes: Motion carries 6-0

Plat 6 subject to any remaining staff comments and review of the legal
documents.

APPROVING THE FINAL PLAT FOR PRAIRIE ROSE PLAT 6
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, PRAIRIE ROSE WAUKEE, LLC, has requested final plat approval of Prairie Rose Plat
6 (the “Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on October 11, 2022, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Prairie Rose Plat 6 and the documents relating thereto will comply with
Section §303 - Land Subdivision Ordinance of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
5th day of December, 2022, that the Final Plat for Prairie Rose Plat 6 be and the same is hereby
accepted and approved by the City Council of the City of Waukee.
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the following easements
and documents to be filed with the Plat:
1.Warranty Deed (Street Lots A, B, C & Outlot ‘Z’);
2.Temporary Turnaround Easement;
3.Overland Flowage Easement;
4.Storm Sewer Easement;
5.Public Water Main Easement;
6.Public Utility Easement;
7.Snow Storage Easement;
8.Public Trail Easement;
9.Sanitary Sewer Easement; and
10.Private Landscape Buffer Easement;

PROJECT DESCRIPTION
LOTS
The final plat indicates a total of 48 lots for single family residential development. The lots range in size from 10,500
square feet to 22,466 square feet. All lots meet or exceed the respective bulk regulations for the zoning district that
they are located within. Tables 1 below summarize the minimum requirements for the lots within the plat.

STREETS AND TRAILS
An extension of four (4) public streets are included as part of this plat (NW Woodmoor Drive, NW Montego Court,
NW Copperleaf Court and NW Prairie Rose Lane). Five-foot wide sidewalks will be constructed along both sides of the
streets throughout the plat with individual lot development.
UTILITIES
All utilities have been extended throughout the Prairie Rose plats, and will be extended to service Prairie Rose Plat 6.
Stormwater detention will be accommodated in a drainage detention area shown as Outlot “Z” on the Final Plat. The
pond will be owned and maintained by an association.

PARKLAND
Parkland dedication was satisfied with the Preliminary Plat for Phase II for Prairie Rose. The 11.29-acres shown in
Outlots W and X on the Prairie Rose Phase II Preliminary plat have been identified for use as parkland for the Prairie
Rose development.
STAFF RECOMMENDATION
Staff recommends approval of the final plat for Prairie Rose Plat 6 subject to remaining staff comments, review of the
legal documents, and completion of public improvements.
