SYNOPSIS INCLUDING PRO & CON: Stratford Crossing, LLC, requests approval of a final plat
for 8.42-acres of property located north of Hickman Road and west of NW
10th Street. The plat includes a total of 27 lots for single-family residential
development. All lots meet or exceed the minimum requirements of the R-2
zoning district. Extensions of streets and utilities have been completed by the
developer.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed this request on October 11, 2022, and recommended approval subject to remaining
staff comments and review of the legal documents
Consider a request from Stratford Crossing, LLC for approval of a Final Plat for Stratford
Crossing Plat 11
Community Development Director, Andy Kass, provided an outline of the project, as shown in the
staff report. The applicant, Stratford Crossing, LLC requests approval of a final plat for a residential
subdivision, generally located north of Hickman Road and west of NW 10th Street containing 8.50-
acres. Mr. Kass stated that parcel was zoned R-2 One and Two-Family Residential.
The plat identifies 27 lots for single-family residential development. The lots range in size from 9,706-
square feet to 13,285-square feet and all lots meet or exceed the minimum requirements in the R-2
district.
Mr. Kass stated that all lots would be accessed by public streets, either NW Yorktown Drive, NW
Concord Lane or NW Georgetown Drive. Five-foot sidewalks will be installed as each lot develops.
The Final Plat meets the subdivision ordinance and staff recommended approval of the Final Plat for
Stratford Crossing Plat 11 subject to remaining staff comments and review of the legal documents.
Motion was made by Luke Streit to approve the Final Plat. The motion was seconded by Kullen
Koelker. On voice vote: All ayes: Motion carries 6-0

STAFF REVIEW AND COMMENT: Staff recommends approval of the final plat for Stratford
Crossing Plat 11 subject to any remaining staff comments and review of the
legal documents.

RESOLUTION 2022-
APPROVING THE FINAL PLAT FOR STRATFORD CROSSING PLAT 11
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, STRATFORD CROSSING, LLC, has requested final plat approval of Stratford Crossing
Plat 11 (the “Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on October 11, 2022, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Stratford Crossing Plat 11 and the documents relating thereto will
comply with Section §303 - Land Subdivision Ordinance of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
5th day of December, 2022, that the Final Plat for Stratford Crossing Plat 11 be and the same is hereby
accepted and approved by the City Council of the City of Waukee.
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the following easements
and documents to be filed with the Plat:
1.Warranty Deed (Street Lot A);
2.Overland Flowage Easement;
3.Public Utility Easement;
4.Public Utility Easement;
5.Sanitary Sewer Easement;
6.Sanitary Sewer Easement;
7.Storm Sewer Easement;
8.Storm Sewer Easement;
9.Water Main Easement

9,706 square feet to 13,285 square feet in area. All lots meet the minimum R-2 district requirement of 65-feet in width.

PARKLAND DEDCIATION
Parkland dedication was satisfied with previous phases of Stratford Crossing.
STAFF RECOMMENDATION
All proposed lots meet the minimum requirements of the Zoning Ordinance, the final plat is in general conformance
with the Subdivision Ordinance, and the proposed land use of the property is consistent with the Comprehensive Plan.
Staff recommends approval of the final plat for Stratford Crossing Plat 11 subject to remaining staff comments.
