FORMAT:Resolution
SYNOPSIS INCLUDING PRO & CON: Hamilton Ridge, LLC, requests approval of a final plat for
7.33-acres of property located south of Ashworth Road and west of Ute
Avenue. The plat includes a total of 16 lots for single-family residential
development. All lots meet or exceed the minimum requirements of the R-2
zoning district. Extensions of streets and utilities have been completed by the
developer.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed this request on December 13, 2022, and recommended approval subject to remaining
staff comments and review of the legal documents and completion of public improvements.
Approval of a Final Plat for Hamilton Ridge Plat 9
City Planner, Bill Mettee, introduced the request for approval of a site plan for a
single-family residential subdivision, as submitted by the applicant, Hamilton Ridge, LLC.
The subject property is generally located south of Ashworth Road and west of Ute Avenue
containing approximately 7.33 acres.
Mr. Mettee presented that the site plan identifies 16 lots ranging in size from 8,898
square feet to 13,942 square feet in area and meeting the minimum requirements of the R-2
Zoning District Bulk Regulations. The site plan indicates the extension of one public street,
five-foot-wide sidewalks on each lot as it develops and along the south side of Ashworth
Road. The lots will be services by public utilities and storm water detention is managed with
various basins located throughout the development. Parkland dedication has been satisfied
with the overall development dedication.
Staff recommends approval of the final plat for Hamilton Ridge Plat 9 subject to
remaining staff comments, review of the legal documents, and completion of public
improvements.
Commissioner Hoifeldt questioned if Outlot Z referenced on this site plan was the
parkland dedication. Community Development Director, Andy Kass, advised that the
outlot Z referenced on this site plan is the future location of residential lots that will be

platted at a later date due to a store sewer extension project that would require the
closure of Ashworth Road that will not be completed until the summer of 2023.
Commissioner Hoifeldt made a motion to approve the site plan for Hamilton Ridge Plat 9,
subject to remaining staff comments, review of the legal documents, and all public
improvements. The motion was seconded by commissioner Koelker. Ayes: Koelker, Hoifeldt,
Streit, and Broderick. Nays: none. Motion Carried.
STAFF REVIEW AND COMMENT: Staff recommends approval of the final plat for Hamilton
Ridge Plat 9 subject to any remaining staff comments.
RECOMMENDATION: Approve the resolution

APPROVING THE FINAL PLAT FOR HAMILTON RIDGE PLAT 9
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, Hamilton Ridge, LLC, has requested final plat approval of Hamilton Ridge Plat 9 (the
“Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on December 13, 2022, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Hamilton Ridge Plat 9 and the documents relating thereto will comply
with section §176 – Subdivision Regulations of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
16th day of January, 2023, that the Final Plat for Hamilton Ridge Plat 9 be and the same is hereby
accepted and approved by the City Council of the City of Waukee.
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the following easements
and documents to be filed with the Plat:
1.Warranty Deed (Street Lots A & B)
2.Overland Flowage Easement;
3.Public Utility Easement;
4.Public Sanitary Sewer Easement;
5.Private Storm Sewer Easement; and
6.Private Landscape Buffer Easement

PROJECT DESCRIPTION
LOTS
The final plat indicates a total of 16 lots for single family residential development and one outlot for future development.
The lots range in size from 8,898 square feet to 13,942 square feet. The plat is zoned R-2 One and Two-Family
Residential. All lots meet or exceed the bulk regulations for the R-2 zoning district. Table 1 below summarizes the
minimum requirements for the lots within the plat.

STREETS AND TRAILS
An extension of one (1) public streets (Hamilton Road) is included as part of this plat. Five-foot wide sidewalks will be
constructed along both sides of the streets throughout the plat with individual lot development. A five-foot sidewalk will
also be installed along the south side of Ashworth Road.
UTILITIES
All utilities have been extended throughout other Hamilton Ridge plats in the area and have been extended to provide
services to the 16 proposed lots of Hamilton Ridge Plat 9. Stormwater detention will be provided with various basins
located throughout the Hamilton Ridge development.
PARKLAND
The preliminary plat for the overall concept of Hamilton Ridge identified Outlot Z as an area to be dedicated to the City
of Waukee for parkland dedication. Outlot Z is 15.89-acres in area. The City’s intent for Outlot Z would be to preserve

the floodway and greenbelt corridor. In addition, the nature of the property provides opportunities for future
recreational amenities. The amount of parkland dedication required to satisfy this plat is 0.31-acres.
STAFF RECOMMENDATION
Staff recommends approval of the final plat for Hamilton Ridge Plat 9 subject to remaining staff comments, review of the
legal documents, and completion of public improvements.
