AGENDA ITEM: Consideration of approval of a resolution approving an extension of the site
plan for Fareway Stratford Crossing (350 NW 10th Street)
FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON: Fareway Stores, Inc., requests approval of an extension of
the site plan for a new grocery store proposed within the Stratford Crossing
neighborhood that was originally approved by the City Council on April 18,
2022. Chapter 160 of the Waukee Municipal Code allows an applicant to
request one one-year extension of a site plan approval if construction has not
commenced within one year of the original approval date.
There are no proposed changes to the site plan now. The applicant is working
on the timing for the construction of the store with hopes of beginning in
spring 2024.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed this project at the April 11, 2023, Commission Meeting and recommended approval of
the extension:
Approval of a requested to grant Site Plan Approval for Fareway Stratford Crossing (350 NW
10th Street)
Planning Coordinator, Melissa DeBoer, introduced the request for an extension of site plan approval as
submitted by the applicant, Fareway Stores, INC. the subject property is generally located west of NW
10th Street and south of NW Sunrise Drive. Mrs. DeBoer advised that the applicant has requested an
extension for their approved site plan, that received council approval on April 18th, 2022, for another
year. At this time no changes have been noted on the plan, and any major changes would warrant a
new site plan approval process if requested during the extension period.
Staff recommends approval of the extension.
Commissioner Beenken moved to grant an extension for the site plan approval for Fareway Stratford
Crossing (350 NW 10th Street). The motion was seconded by Commissioner Tessau. Ayes: Beenken,
Tessau, Lohse, Koelker, and Streit. Nays: None. Motion Carried.
STAFF REVIEW AND COMMENT: Staff recommends approval of the site plan extension request.
RECOMMENDATION: Approve the resolution.

RESOLUTION 2023 -
APPROVING AN EXTESION OF THE SITE PLAN FOR FAREWAY STRATFORD
CROSSING (350 NW 10TH STREET)
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized
Municipal Organization; AND,
WHEREAS, the Waukee City Council approved the Site Plan for Fareway Stratford Crossing
on April 18, 2022; AND,
WHEREAS, the approved site plan will become null and void on April 19, 2023, as a
building permit has not been approved and actual construction has not begun prior to this
date; AND,
WHEREAS, the developer has applied for a one (1) year extension of the site plan in
accordance with Waukee Municipal Code §160.03; AND,
WHEREAS, the Planning & Zoning Commission recommended the extension be approved
during the meeting of April 11, 2023; AND,
WHEREAS, the Site Plan for Fareway Stratford Crossing remains in general conformance
with §160 – Site and Building Development Standards of the Waukee Municipal Code;
NOW THEREFORE BE IT RESOLVED by the City Council of the City of Waukee, Iowa
in session this 17th day of April 2023 that a one-year extension for the site plan for Fareway
Stratford Crossing is approved.

BACKGROUND
The subject property received site plan approval by City Council on April 18, 2022. The approved site
plan includes a 21,353 square foot building for a Fareway grocery store.
REQUEST
The subject property is located at 350 NW 10th Street, west of NW 10th Street and south of NW Sunrise
Drive. Fareway Stores, INC, the applicant, requests an extension for their approved site plan for another
year. Nothing on the plans have changed.
STAFF RECOMMENDATION
At this time, staff would recommend approval of the extension for the approved site plan.

Planning & Zoning Commission,
Fareway Stores, INC site plan for the above referenced project
was approved on 4/18/2022, expiring 4/18/2023. I would like to
extend our site plan approval for another year. The construction
start on this project is still being determined based on a few other
store open dates.
