Kettlestone Ridge Plat 8
FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON: Jerry’s Homes, Inc., requests approval of a final plat for
20.22-acres of property located north of Ashworth Road and east of SE L.A.
Grant Parkway. The plat includes a total of 56 lots for single-family
residential development. All lots meet or exceed the minimum requirements
of the R-2 zoning districts. Extensions of streets and utilities have been
completed by the developer.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed this request on May 9, 2023, and recommended approval subject to remaining
staff comments, review of the legal documents and completion of public improvements.
Approval of a Final Plat for Kettlestone Ridge Plat 8
City Planner, Bill Mettee, introduced the request for approval of a final plat related to
a single-family residential subdivision as submitted by the applicant, Jerry’s Homes, Inc. The
subject property is generally located east of SE L.A. Grant Parkway and south of SE Tallgrass
Lane, containing approximately 20.22 acres.
Mr. Mettee advised that the plat identifies a total of 56 lots for single family
development. All lots meet or exceed the minimum requirements of the R-2 zoning district
and range in size from 8,633 square feet to 21,458 square feet. The plat identifies extensions
of three public streets as part of the public improvements and 5-foot-wide sidewalks on each
lot as it develops. Public utilities have been extended throughout the plat to serve the lots and
stormwater detention is provided in an existing basin to the south of the development.
Parkland dedication was satisfied with a previous phase of development.
Staff recommends approval of the final plat for Kettlestone Ridge Plat 8 subject to
remaining staff comments, review of the legal documents, and completion of the public
improvements.
• Commissioner Broderick questioned if this is the last plat for this development.
Mr. Mettee advised he believed so.

Commissioner Beenken moved to approve the final plat for Kettlestone Ridge Plat 8
subject to any remaining staff comments, review of the legal documents, and completion of
public improvements. the motion was seconded by Commissioner Tessau. Ayes: Koelker,
Beenken, Bankole, Lohse, Tessau, and Broderick. Nays: None. Motion Carried.

APPROVING THE FINAL PLAT FOR KETTLESTONE RIDGE PLAT 8
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, Jerry’s Homes, Inc., has requested final plat approval of Kettlestone Ridge Plat 8 (the
“Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on May 9, 2023, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Kettlestone Ridge Plat 8 and the documents relating thereto will
comply with section §176 – Subdivision Regulations of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
7th day of August, 2023, that the Final Plat for Kettlestone Ridge Plat 8 be and the same is hereby
accepted and approved by the City Council of the City of Waukee.
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the following easements
and documents to be filed with the Plat:
1. Warranty Deed (Street Lots A & B);
2. Public Utility Easement;
3. Public Overland Flowage Easement;
4. Public Storm Sewer Easement;
5. Public Sanitary Sewer Easement;
6. Public Overland Flowage and Storm Sewer Easement;
7. Public Storm Sewer Easement; and
8. Storm Water Management Facility Maintenance Covenant and Permanent Easement

HISTORY
The Kettlestone Ridge neighborhood began developing is 2015. Since 2015 the developer, Jerry’s Homes, Inc.,
has completed seven phases of the single-family residential neighborhood for a total of 163 lots. Public
improvements for the eighth phase are currently under construction.
PROJECT DESCRIPTION
LOTS
The final plat identifies a total of 56 lots. All planned lots are intended for single family residential development
and meet the minimum requirements of the R-2 zoning district. The lots range in size from 8,633 square feet
to 21,458 square feet. All lots meet the minimum lot width of 65-feet. Table 1 lists the minimum requirements
for the R-2 zoning district.
