JOB DESCRIPTION
Job Title: Facilities Maintenance Manager Reports to: Assistant City Administrator
Dept/Div: Administration Direct Reports: None
FLSA Status: Exempt Pay Grade: N31
JOB PURPOSE: Responsible for performing routine building maintenance tasks and repairs on city facilities.
Also includes managing maintenance contracts and coordinating contractors and vendors
for maintenance, repair, and upkeep of city buildings. The Facilities Maintenance Manager
performs manual labor and skilled work involving the operation of light to medium
construction equipment.
ESSENTIAL FUNCTIONS:

1. Manages facility and maintenance projects by planning, budgeting, and scheduling facility modifications,
including gathering cost estimates, sending/receiving bid sheets, reviewing layouts and recommending bid
approvals and contracts as well as inspects completed work for conformance to blueprints, specifications,
and standards.
2. Inspects buildings and other structures to determine functional systems and detect malfunctions and
needed repairs.
3. Develops and implements a facility management program including preventative maintenance and life-
cycle requirements.
4. Performs electrical, plumbing and HVAC maintenance.
5. Monitors contractor performance and works closely with outside vendors and contractors to ensure work is
completed according to specifications.
6. Solicits bids and quotes from contractors retained to complete higher-level building repairs and
maintenance work.
7. Manages and reviews service contracts to ensure facility management needs are being met.
8. Monitors and controls supplies and equipment; orders supplies and tools as necessary; prepares
documents for equipment procurement.
9. Reviews plans and specifications and makes recommendations as to maintenance and operation of new
facilities prior and during construction.
10. Attends safety-training seminars and occasionally approved seminars and workshops to improve technical
knowledge and abilities and evaluate new techniques.
11. Maintains required certifications.
12. Assists in preparing the annual maintenance budget.
13. Performs other duties or assumes other responsibilities as apparent or assigned.

QUALIFICATIONS:
1. High School diploma or GED required.
2. Minimum of 5 years successful experience in facility construction, maintenance, and repair.
3. Above average knowledge of electrical, plumbing, carpentry, and mechanical systems, with specialized
knowledge in at least one of the aforementioned areas.
4. HVAC certification required or ability to obtain within 1 year of start date.
5. Knowledge of the general provisions of the uniform codes and state, federal and local laws.
6. Experience with interpreting construction plans, blueprints, and work specifications.
7. Must possess a valid Iowa Driver’s License and meet the requirements of the City's motor vehicle policy.
PHYSICAL REQUIREMENTS:
1. Able to read, analyze, and interpret detailed blueprints, professional journals, technical procedures, or
governmental regulations.
2. Able to stand; walk; sit; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and
arms, and talk and hear.
3. Able to climb different types of ladders and stairs, balance, stoop, kneel, crouch and crawl.
4. Able to lift, carry, push, and pull up to 50 pounds.
5. Climbs and walks over uneven terrain.
6. Operates equipment having varying degrees of noise and vibration.
7. Must be able to effectively communicate orally (in person and over the telephone and in writing using
electronic devices and handwritten) in English.
WORKING CONDITIONS:
1. Position requires outdoor work where heat, cold, precipitation, and the results of weather and nature may
be encountered.
2. Employee will be exposed to moving mechanical parts, high and precarious places, fumes, or airborne
particles, toxic or caustic chemicals, risk of electrical shock and vibration.
3. The noise level in the work environment fluctuates from moderate to very loud.
4. Position requires travel within and outside of the City which imposes common travel hazards.
5. Standard work hours will be Monday-Friday 8:00 AM- 5:00 PM with additional evening hours as required.
