HomeMy WebLinkAbout2023-09-18 I10 Waukee Towne Center Plat 4_Final Plat AGENDA ITEM: CITY OF WAUKEE, IOWA CITY COUNCIL MEETING COMMUNICATION MEETING DATE: September 18, 2023 AGENDA ITEM: Consideration of approval of a resolution approving a final plat for Waukee Towne Center Plat 4 FORMAT: Resolution SYNOPSIS INCLUDING PRO & CON: The applicant is requesting approval of a final plat for a 3.23-acre development for a commercial subdivision located west of SE Alice’s Road and north of SE Laurel Street. The plat identifies 3 lots for commercial development, zoned C-1 with a Planned Development Overlay. Lot 1 is 1.02-acres in area, Lot 2 is 0.78-acres in area, and Lot 3 is 1.43-acres in area. The request is to replat the existing three lots into three new lots in order to provide for different sized lots than what currently exists. No other changes are proposed. FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS: COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission reviewed the final plat request at their meeting on September 12, 2023 and recommended approval: Approval of a Final Plat for Waukee Towne Center Plat 4 Melissa DeBoer, Planning Coordinator, introduced the request for approval of a Final Plat for Waukee Towne Center Plat 4, as submitted by Waukee Towne Center, LLC. The applicant is requesting approval of a final plat for a commercial development. The property is generally located west of SE Alice’s Road and north of SE Laurel Street, containing approximately 3.23-acres. The subject property was originally platted as three lots within Waukee Towne Center Plat 1. The request is to replat the lots into three lots in order to provide for different sized lots than what currently exists. The plat identifies a total of three lots for commercial development. Lot 1 is 1.02-acres in area, Lot 2 is 0.78-acres in area, and Lot 3 is 1.43-acres in area. No new streets will be provided as part of this final plat. A 10-foot-wide trail exists along SE Alice’s Road adjacent to the subject property. A five- foot-wide sidewalk will be provided along SE Laurel Street with individual lot development. Public utilities will service the proposed development. The utilities have been installed with previous improvements. All easements have been indicated on the plat. The proposed plat is in general conformance with the Subdivision Ordinance and the proposed land use of the property is consistent with the Comprehensive Plan. Staff recommends approval of the final plat for Waukee Towne Center Plat 4 subject to remaining staff comments and review of legal documents. I10 Motion by Commissioner Beenken for approval of a Final Plat for Waukee Towne Center Plat 4, seconded by Commissioner Lohse. Commissioner Broderick re-cused himself from the vote. Ayes: Koelker, Beenken, Tessau, Lohse. Nays: None. Motion carried. STAFF REVIEW AND COMMENT: Staff recommends approval of the final plat. RECOMMENDATION: Approve the resolution. ATTACHMENTS: I.
