FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON: Hamilton Ridge, LLC, requests approval of a final plat for
2.22-acres of property located south of Ashworth Road and west of Ute
Avenue. The plat includes a total of 5 lots for single-family residential
development. All lots meet or exceed the minimum requirements of the R-2
zoning district. Extensions of streets and utilities have been completed by the
developer.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed this request on August 8, 2023, and recommended approval subject to remaining
staff comments and review of the legal documents and completion of public improvements.
Approval of a Final Plat for Hamilton Ridge Plat 13
City Planner, Bill Mettee, introduced the request for approval of a final plat for a
single-family residential subdivision, as submitted by Hamilton Ridge, LLC.
The property is generally located south of Ashworth Road and west of Ute Avenue,
containing approximately 2.22-acres. The final plat indicates a total of five lots for single
family residential development. The lots range in size from 10,301 square feet to 20,832
square feet. The plat is zoned R-2 One and Two-Family Residential. All lots meet or exceed
the full regulations for the R-2 zoning district.
The extension of Hamilton Road was included as part of Hamilton Ridge Plat 9. Five-
foot wide sidewalks will be constructed with individual lot development, and a five-foot
sidewalk will also be installed along the south side of Ashworth Road.
All utilities have been extended to provide services. Stormwater detention will be
provided with various basins located throughout the Hamilton Ridge development. The
preliminary plat for the overall concept of Hamilton Ridge identified Outlot Z as an area to be
dedicated to the City of Waukee for parkland dedication. Outlot Z is 15.89-acres in area. The
City’s intent for Outlot Z would be to preserve the floodway and greenbelt corridor. The
amount of parkland dedication required to satisfy this plat is 0.1-acres.

Staff recommends approval of the final plat for Hamilton Ridge Plat 13 subject to
remaining staff comments, review of legal documents, and completion of public
improvements.
Commissioner Streit asked if this is the last plat for Hamilton Ridge. Community
Development Direct Andy Kass responded no, plat 12 and a piece to the south.
Commissioner Streit moved to approve the final plat for Hamilton Ridge Plat 13. The
motion was seconded by Commissioner Lohse. Ayes: Beenken, Streit, Broderick and Lohse
Nays: Motion carried.
STAFF REVIEW AND COMMENT: Staff recommends approval of the final plat for Hamilton
Ridge Plat 13 subject to any remaining staff comments.
RECOMMENDATION: Approve the resolution

APPROVING THE FINAL PLAT FOR HAMILTON RIDGE PLAT 13
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, Hamilton Ridge, LLC, has requested final plat approval of Hamilton Ridge Plat 13 (the
“Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on August 8, 2023, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Hamilton Ridge Plat 13 and the documents relating thereto will comply
with section §176 – Subdivision Regulations of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
20th day of November, 2023, that the Final Plat for Hamilton Ridge Plat 13 be and the same is hereby
accepted and approved by the City Council of the City of Waukee.
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the following easements
and documents to be filed with the Plat:
1. Warranty Deed (Street Lot A)
2. Public Overland Flowage Easement;
3. Public Utility Easement;
4. Public Storm Sewer Easement; and
5. Private Landscape Buffer Easement
