HomeMy WebLinkAbout2024-03-18 G04 Affordable Housing Agreements_Northpointe Development II Corp_PHAGENDA ITEM: CITY OF WAUKEE, IOWA CITY COUNCIL MEETING COMMUNICATION MEETING DATE: March 6, 2023 AGENDA ITEM:On certain agreements with Northpointe Development II Corporation for an affordable housing project FORMAT:Public Hearing SYNOPSIS INCLUDING PRO & CON: The City of Waukee proposes that pending an award of low income housing tax credits and successfully abiding by a development agreement, Northpointe Development II Corporation have the option to purchase 6.44 acres of land near North Warrior Lane and Douglas Parkway for $1. If Northpointe does not receive low-income housing tax credits, this agreement will dissolve. FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS: The City purchased the entire 13.6 acre parcel for $900,500. Along with already installed infrastructure and the construction of the Douglas Parkway extension, the purchase price of $1 is meant to be the City of Waukee’s contribution to the project. Hickman Road. The purpose of the hearing concerns a proposal to dispose of City Property by entering into certain agreements with Northpointe Development II Corporation. After the public hearing, the Waukee City Council will take action concerning the proposed resolution and the proposed agreements. The resolution setting forth the proposal and the proposed agreements are on file in the office of the City Clerk, Waukee City Hall, 230 W. Hickman Road, and are available for public inspection during the regular business hours of 8:00 a.m.-5:00 p.m., Monday-Friday.
