AGENDA ITEM: Consideration of approval of resolution approving a final plat for Stratford
Crossing Plat 13
FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON: The applicant is requesting approval of a final plat for
Stratford Crossing Plat 13, located north of Hickman Road and west of NW
10th Street, containing 9.42-acres. The property is zoned R-2, One and Two
Family Residential District.
The plat includes a total of 33 lots for single-family development. The lots
range in size from 8,981 to 19,331 square feet. All proposed lots meet or
exceed the minimum requirements of the R-2 zoning district.
An extension of NW Georgetown Drive is included with this plat. Public
utilities will service all proposed lots.
Parkland dedication requirements have been met with previous phases of
Stratford Crossing.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed the final plat at their meeting on August 27, 2024, and
recommended approval:

Melissa DeBoer, Planning Coordinator, introduced the request for approval of a final plat for a single-
family residential subdivision, as requested by Stratford Crossing, LLC, represented by Erin Ollendike
of Civil Design Advantage.
The subject property is generally located north of Hickman Road and west of NW 10th Street, located
within the Stratford Crossing neighborhood and contains approximately 9.42-acres.
The final plat identifies 33 lots that are intended for single-family residential development. The lots
range in size from 8,981 square feet to 19,331 square feet in area. All lots meet the minimum R-2
district requirement of 65-feet in width.
Access to the proposed lots will be provided by the public street, NW Georgetown Drive. A 5-foot-
wide sidewalk will be required to be constructed along each lot as they are developed. Each lot will be
served with public utilities. All proposed easements have been indicated on the final plat. Parkland
dedication was satisfied with previous phases of Stratford Crossing.
All proposed lots meet the minimum requirements of the Zoning Ordinance, the final plat is in general
conformance with the Subdivision Ordinance, and the proposed land use of the property is consistent

with the comprehensive Plan. Staff recommends approval of the final plat for Stratford Crossing Plat
13 subject to remaining staff comments and review of legal documents.
Discussion as follows: (None)
Motion by Commissioner Bankole for approval of a Final Plat for Stratford Crossing Plat 13, seconded
by Commissioner Lohse. Ayes: Koelker, Beenken, Lohse, Tessau, and Bankole. Nays: None.
Motion carried.
STAFF REVIEW AND COMMENT: Staff recommends approval of the final plat for Stratford
Crossing Plat 13 subject to remaining staff comments and review of the legal
documents.
RECOMMENDATION: Approve the resolution.

APPROVING THE FINAL PLAT FOR STRATFORD CROSSING PLAT 13
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, STRATFORD CROSSING, LLC, has requested final plat approval of Stratford Crossing
Plat 13 (the “Plat”); AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of the Plat
on August 27, 2024, subject to remaining staff comments and review of the legal documents; AND,
WHEREAS, the Final Plat for Stratford Crossing Plat 13 and the documents relating thereto will
comply with section §176 – Subdivision Regulations of the Waukee Municipal Code.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waukee, Iowa on this
3rd day of September, 2024, that the Final Plat for Stratford Crossing Plat 13 be and the same is hereby
accepted and approved by the City Council of the City of Waukee.
BE IT FURTHER RESOLVED that the City of Waukee does hereby accept the following easements
and documents to be filed with the Plat:
1. Warranty Deed (Street Lot A);
2. Public Overland Flowage Easement;
3. Public Sanitary Sewer Easement;
4. Public Utility Easement;
5. Public Storm Sewer Easement;
6. Off-Site Public Overland Flowage Easement; and
7. Off-Site Public Sanitary Sewer Easement.
