HomeMy WebLinkAbout2024-11-04 I09 Stratford Crossing Plat 12_Final Plat AGENDA ITEM: CITY OF WAUKEE, IOWA CITY COUNCIL MEETING COMMUNICATION MEETING DATE: November 4, 2024 AGENDA ITEM: Consideration of approval of resolution approving a final plat for Stratford Crossing Plat 12 FORMAT: Resolution SYNOPSIS INCLUDING PRO & CON: The applicant is requesting approval of a final plat for Stratford Crossing Plat 12, located north of Hickman Road and west of NW 10th Street, containing 7.04-acres. The property is zoned R-2, One and Two Family Residential District. The plat includes a total of 25 lots for single-family development. The lots range in size from 9,652 to 12,065 square feet. All proposed lots meet or exceed the minimum requirements of the R-2 zoning district. An extension of NW Concord Lane is included with this plat. Public utilities will service all proposed lots. Parkland dedication requirements have been met with previous phases of Stratford Crossing. FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS: COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission reviewed the final plat at their meeting on September 24, 2024, and recommended approval: Approval of a Final Plat for Stratford Crossing Plat 12 Melissa DeBoer, Planning Coordinator, introduced the request for approval of a final plat for a single- family residential subdivision, as requested by Stratford Crossing, LLC, represented by Erin Ollendike, of Civil Design Advantage. The property is generally located north of Hickman Road and west of NW 10th Street, containing approximately 7.04-acres, within the Stratford Crossing neighborhood. The final plat identifies 25 lots that are intended for single-family development. The lots range in size from 9,652 square feet to 12,065 square feet in area. All lots meet the minimum R-2 district requirement of 65-feet in width. Access to the proposed lots will be provided by the public street, NW Concord Lane. A 5-foot sidewalk will be required to be constructed along each lot as they are developed. Eat lot will be served with public utilities. All proposed easements have been indicated on the final plat. Parkland dedication was satisfied with previous phases of Stratford Crossing. All proposed lots meet the minimum requirements of the Zoning Ordinance, the final plat is in general conformance with the Subdivision Ordinance, and the proposed land use of the property is consistent with the Comprehensive Plan. Staff recommends approval of the final plat for Stratford Crossing Plat 12, subject to remaining staff comments and review of legal documents. Ayes: Broderick, Koelker, Beenken, Lohse, and Bankole. Nays: None. Motion carried. STAFF REVIEW AND COMMENT: Staff recommends approval of the final plat for Stratford Crossing Plat 12 subject to remaining staff comments and review of the legal documents.
