SYNOPSIS INCLUDING PRO & CON:
The Public Works Building requires maintenance services for the overhead
door systems in the main and cold storage building. Skold Door has provided
a proposal for these services. This maintenance services contract is valid from
January 20, 2025 through December 31, 2025.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
The cost for these services will be billed annually to Public Works. The cost
for the Public Works and Public Works Cold Storage Buildings will be $2500
and includes preventative maintenance services for twenty-six (26) overhead
door systems.

APPROVING OVERHEAD DOOR MAINTENANCE SERVICES PROPOSAL
[WAUKEE PUBLIC WORKS FACILITY]
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Iowa is a duly organized municipality within Dallas
County; AND,
WHEREAS, Waukee City staff solicited proposals for maintenance services for the
Waukee Public Works Building overhead door systems in the main and cold storage
buildings; AND,
WHEREAS, City staff recommend approval of a proposal from Skold Door to provide
the needed maintenance services;
NOW THEREFORE BE IT RESOLVED by the City of Waukee City Council on this
20th day of January, 2025, that the Overhead Door Maintenance Services Proposal
[Waukee Public Works Facility] is hereby approved.

PREVENTATIVE MAINTENANCE PROGRAM
Skold Door Company strongly recommends the implementation of a regular preventative maintenance
program. Proper inspection and regular maintenance of your facility’s specialty doors and equipment
means less downtime, reliable operation, and a safer working environment for building personnel.
Preventative Maintenance Program Includes
Overhead Doors & Drive Through Doors
Inspection of safety equipment, rollers, cables, bearings, motor operators and related
equipment
Adjustment, level and/or tighten attachment bolts, springs, door panels and accessories
Lubricate chains, rollers, sprockets and moving parts as recommended by manufacturer
Operate doors and all equipment to test functionality and adjust limit settings
Test and tag out coiling fire door per NFPA 80 – required annually
Preventative Maintenance Rates
City of Waukee, Public Works Building 1
o $1,500 Annually
o (21) Drive-In Doors
City of Waukee, Public Works Cold Storage
o $1,000 Annually
o (1) ArmRLite Door
o (4) Sectional Doors
TOTAL: $2,500 annually (includes all equipment costs)

Extra work / Repair parts
If additional replacement parts or service are required after preventative maintenance is performed,
your facility representative will be notified so a decision can be made on how to proceed before any
work takes place. Preventative Maintenance Program discounted labor rates are as follows:
Service Rates (2025)
Hourly Rate: $175/hour (two-person crew)
Scissor lift rental: $150.00/day
Emergency after-hours rate: $160.00/hour (one-person crew) MINIMUM 3 HOUR CHARGE
Terms of this Agreement
Skold Door Company will schedule an inspection and provide preventative maintenance on your
doors and dock equipment per the schedule on the previous page.
All work will be performed during normal business hours (M-F 7am-4pm).
Parts are subject to availability and shipping schedules of manufacturers. Emergency and/or
expedited shipping of parts may incur additional costs.
Payment Terms: Net 30 days - 1 ½% per month penalty for late payments.
Standard service rates are subject to change on an annual basis.
