The applicant is Paramount Land Company. The property is located north of Interstate Parkway and west of Ute Avenue, containing approximately 1.95-acres. The applicant is requesting to rezone the property from A-1 and C-1 to M-1 for development of a new building for flex use. The property is currently vacant. The site includes two parcels. The north parcel is zoned A-1 and the south parcel is zoned C-1. The proposed building shown on the concept plan is around 16,000 square feet in area and will include overhead doors located on the north elevation. Notification of the rezoning request was sent out on March 14th. Staff has not received any correspondence for or against the request. The subject property is classified as Light Industrial Office in the comprehensive plan. The proposed rezoning is consistent with the comprehensive plan and the existing surrounding land uses. Staff recommends approval of the rezoning for I-80 West Industrial Park. FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS: COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission reviewed the rezoning request on March 25, 2025, and recommended approval: Approval of a Rezoning related to a change from A-1 (Agricultural District) and C-1 (Community and Highway Service Commercial District) to M-1 (Light Industrial District) [I-80 West Industrial Park] Melissa DeBoer, Planning Coordinator, introduced the request for approval of a rezoning for light industrial development, as requested by Paramount Land Company, represented by Ed Pelds of Pelds Design Services. G1 The property is generally located north of Interstate Parkway and west of Ute Avenue, containing approximately 1.95-acres. The site currently includes two parcels. The north parcel is zoned A-1, Agricultural District, and the south parcel is zoned C-1, Community and Highway Service Commercial District. The south parcel is a platted lot within the I-80 West Industrial Park Plat 1 development. The north parcel is an unplatted parcel. The property is vacant, undeveloped ground. The applicant wishes to rezone the entire subject property to M-1, Light Industrial District, to allow for the use of a flex use warehouse building. Notification to adjacent property owners was mailed on March 14, 2025. The rezoning signs were placed by the March 18, 2025, deadline. Staff have not received any correspondence regarding this request. The concept plan provided shows a 16,200 square foot building for flex use.
