AGENDA ITEM: Consideration of approval of a resolution approving a revision of the site plan
for Lot 2, Waukee Towne Center Plat 2 (980 SE Laurel Street)
FORMAT: Resolution
SYNOPSIS INCLUDING PRO & CON: Waukee Towne Center, LLC requests approval of a
revision to the site plan for Lot 2, Waukee Towne Center Plat 2. The most
recently approved plan for the site was approved on May 12, 2025. The
developer is requesting approval of a revised site plan for revised building
elevations.
The original building elevations were to be primarily constructed of brick,
composite cladding panels, concrete masonry unit, and glazing. The revised
building elevations are proposed to be constructed mostly of brick, composite
panels, concrete masonry unit, EIFS, precast concrete wall panels, stone, and
storefront system.
FISCAL IMPACT INCLUDING COST/BENEFIT ANALYSIS:
COMMISSION/BOARD/COMMITTEE COMMENT: The Planning and Zoning Commission
reviewed this project at the July 8, 2025, Commission Meeting and recommended approval of
the extension:

Melissa DeBoer introduced the request for a revised site plan, due to a revision of building elevations.
Multiple site plans have been approved for Lot 2, Waukee Towne Center Plat 2. The first one was
approved by the City Council on April 3, 2023, and another one was approved by the City Council on
July 1, 2024. Since July 1, 2024, the plans have been modified slightly based on potential future
tenants. The most recently approved site plan was approved administratively as there were only minor
changes to the last site plan that was approved by City Council. That plan was approved on May 12,
2025. The developer is now requesting approval of revised building elevations.
The original building elevations were to be primarily constructed of brick, composite cladding panels,
concrete masonry unit, and glazing. The revised elevations are proposed to be constructed mostly of
brick, composite panels, concrete masonry unit, EIFS, precast concrete wall panels, stone, and
storefront system.
Staff recommends approval of the revised building elevations for the site plan for Lot 2, Waukee
Towne Center Plat 2.

Motion by Commissioner Bankole for Approval of a Revised Site Plan for Lot 2, Waukee Towne
Center Plat 2 (980 SE Laurel Street), seconded by Commissioner Lohse. Ayes: Streit, Bankole,
Beenken, Lohse, and Tuel. Recusal: Broderick. Nays: None. Motion carried.
STAFF REVIEW AND COMMENT: Staff recommends approval of the site plan extension request.
RECOMMENDATION: Approve the resolution.

APPROVING THE REVISED SITE PLAN FOR LOT 2, WAUKEE TOWNE CENTER
PLAT 2
IN THE NAME AND BY THE AUTHORITY OF THE CITY OF WAUKEE, IOWA
WHEREAS, the City of Waukee, Dallas County, State of Iowa, is a duly organized Municipal
Organization; AND,
WHEREAS, the City of Waukee Planning and Zoning Commission recommended approval of
the Revised Site Plan for Lot 2, Waukee Towne Center Plat 2 on July 8, 2025; AND,
WHEREAS, the Revised Site Plan for Lot 2, Waukee Towne Center Plat 2 is in general
conformance with §160 – Site and Building Development Standards Ordinance of the Waukee
Municipal Code; AND,
WHEREAS, the Revised Site Plan for Lot 2, Waukee Towne Center Plat 2 is in general
conformance with §161 – Landscaping and Open Space Ordinance of the Waukee Municipal
Code; AND,
NOW THEREFORE BE IT RESOLVED by the City Council of the City of Waukee, Iowa on
this 21st day of July, 2025, that the Revised Site Plan for Lot 2, Waukee Towne Center Plat 2 is
approved.
